Adding +ip xxx.xxx.xxx.xxx to the command line is the solution in my case. Of course the ip is the IP of the LAN :)
this is what I'm having now using netstat
tcp 0 0 192.168.1.17:27025 0.0.0.0:* LISTEN 5486/srcds_amd udp 0 0 192.168.1.17:27020 0.0.0.0:* 5486/srcds_amd udp 0 0 192.168.1.17:27025 0.0.0.0:* 5486/srcds_amd udp 0 0 192.168.1.17:27005 0.0.0.0:* 5486/srcds_amd
Sounds like specifing the ip in the command line has set the right tcp/ip port to (27025 for me) instead of the 33909 that was previously set.
So the solution, in my case, is open both UDP and TCP/IP for the main listening port and specify on the command line the IP of the internal machine.
