Hi, Mahadeswara ji,
I have checked with other species at comparative images at Annona
<https://sites.google.com/site/efloraofindia/species/a---l/a/annonaceae/annona>‎
and Annonaceae
<https://sites.google.com/site/efloraofindia/species/a---l/a/annonaceae>‎
Flowers match well with Annona squamosa
<https://sites.google.com/site/efloraofindia/species/a---l/a/annonaceae/annona/annona-squamosa>
and
leaves are also the closest to this species.
As it was cultivated at Dr. Yashwant Singh Parmar University of
Horticulture and Forestry, it be some cultivar with slightly broader leaves.

Pl. check leaves at Annona squamosa
