Just a thought (shot in the dark theory) ...

Bates claims this investor was mad keen but pulled out due to the 'Levy
issue'. Now Levy is embroiled in legal wranglings against Bates, if it got
to a court case and Levy won would Bates be culpable or LUFC and for how
much (I thought he was after a couple of million?!?). If the court case is
not the issue then what possibly could be 'The Levy issue' other than him
being this mystery Virgin Islands owner of the ground and that behind it
all he's now got Bates by the short and curlies as he can hold him to
ransom as the grounds owner, Bates response is typically bullish and
possibly born out of this. Any investor will want to know about the ground
ownership and whether or not it is viable to gain back ownership, and if
(OK it's a big if) Levy owns ER then he can ask for as much as he wants to
sell it back.
