After hearing that only 20%of the HCA housing has to be within the required distance to transportation I decided to pass this into the fray…

My first question was is the rlf broke or needing money?( And then we overlap it with the requirements from the state)is this why they are changing their whole mission to have a vibrant town center? (See their website)(alongside their land saving)

I was wondering if we couldn’t do something different
Like
Take a three mile or larger circumference and anyone within that circle who has more than two acres(arbitrary…could be more) could sell off two small(or more to be determined) parcels(1/2 acre?) for small affordable houses. This would mean some residential rezoning,
It would be sold to the town in exchange for several years taxes and then Lincoln would sell the properties….
Either for a rental company to manage or for individual sale.
Doesn’t quite meet the state requirement but shouldn’t we be actually thinking out if the box? This is a tiny town….

One thing is clear - a handful of town leadership thinks they know better than 5,000 and are completely bent on Max residential development at the mall and train station. I am for redevelopment at the mall but with care and town input and maintaining or adding to the commercial base with less density than maximum proposed housing.

The rlf and town leadership are pro residential development and are reaching for max density and has indicated there would be a decrease in the commercial aspect of the mall. Highest, best and most profitable use of land is typically residential and a developer is going to have by right zoning at the mall. What do you think they're going to concentrate on? And there's a caveat - the developer they are negotiating with is a residential developer and  is providing their input for our new zoning bylaws. Hmm. 

And we are lucky to have those four outlets you mentioned. My family frequents them often and I wish we had a hardware store.

Isn’t the point to drive less to get necessities? Everybody is happy to drive to Waltham or concord for food?is this the choice? More housing and every one drive out of town?
