As predicted dad and I have at least made an agreement to buy the farm next to ours. I'll make a graphic at some point but basically imagine it as a U where our existing land sits in the middle of the U shape. Its really weird how they broke it up all of which happened probably in the 1890s or early 1900s. The new land is about 72 acres, smaller than our existing farm but by removing a couple of existing fence rows we should be able to make a couple of the small fields easier to farm and thus easier to rent. There is also a house and barn, the barn is, I'm guessing, 30x60 or there about. Its beautiful, they built it over about a 10 year period starting maybe 15 years ago. Post and beam it'll last 100 years with minimal maintenance.The house is a whole different story, it was built probably in the 1880s and is laid out poorly. Two of the upstairs bedrooms share a stairwell but imagine you come out your door to a stairwell that stops perpendicularly in front of you, it doesn't open into the two rooms, just stops at a wall. If you were facing north you'd have a step level with your right foot but have to step down two steps with your left. You'd want to be awfully careful going to the bathroom in the night. ;) The plan is to portion off the house and barn with about 3 acres, currently we're thinking to ask $25k. If you tore the house down and put a new one on the lot you could have a really nice place on a big lot near the river for $125,000.
