I heard a story back when I first started looking at RE about a guy who had a good hydo source on his property. He put in a big turbine thinking he'd sell to the local utility. Short version was, they made it so dificult with red tape and they didn't want to pay a reasonable rate, so, he built an ice house using spring water and now sells ice at a nice profit. Somewhere in Alabama I think.
