Keith says; Dyna, thanx for your concern for redevelopment of West Bro.  Your 
observations are correct for conditions of the roadway there. I resubmit that 
the issues to be addressed are highly complicated and contentious. 

I think you will be surprised to learn that the County is ready willing and 
able (funded) to repave (major) West Bro from Girard Ave. to Wirth Parkway 
(west City limits). That stretch is currently called The Paving District. The 
stretch from Girard Ave. EAST to Washington Ave. received a 'mill and 
overlay' last year, and rides very nicely.

The County was ready to repave the Paving District as soon as they finished 
paving Golden Valley Road. They are done, and ready now. The dilemma is the 
design of the Paving District streetscape. And the lack of City money 
required for the improvements not covered by the County; the County just 
paves 'curb to curb'. And yes, business owners will get huge assessments.

Traffic lane widths, dedicated turn lanes and arrows, on street parking 
restrictions, semaphore locations, configuration of Penn/Bro intersection (5 
corners and oblique), sidewalk widths, etc., are all being hashed out. And, 
the contention quotient is compounded by the curving design of the Avenue, 
and more.

I have participated in years of research and discussion about our stalled 
"Avenue with the most potential in Hennepin County". We are on the home 
stretch toward far more then improved asphalt. The smart, ethnically diverse, 
business money has been scouting out our avenue lately. As well they should, 
we are wide open and full of opportunity.
It is also about meeting all stakeholder's needs when 'our neighborhoods' 
main-street is a County Highway (81).

I assure the southcentric majority (love ya) here on The List: This is much 
more complicated then Lake Street, though not quite as major as " 35 Dubya ". 
We are about ten years behind Lake Street in our turn around, but we are on 
the move. That ten year gap may be closed in 4 years. 

Dyna, I would like to see the County offer more funds and focus to our West 
Bro. Please lend your energy there also. We could also use partners like the 
Metro Council, etc.
