In response to doug walters inquiry...I didn't attend but did watch the four
hours of meeting Monday. The zoning was increased to promote density
(several commissioners stressed how important this is to fully utilize Hwy.
55 and LRT). CUP (conditional use permit)and site plan denied-variance
request withdrawn. Project returns to the drawing board.
Although redesigned, many commissioners felt it could be done better
(including the view of the back railroad tracks)...Carol Kummer mentioned
the best looking thing on the site is the old oak tree. Height, wall facade
(but better than first design) criticized. Also, of interest, one resident
and one commissoner were upset that the hard work done on the 46th street
station plan was being deep-sixed. Maybe the specifics were too specific
and didn't fit market forces, but these people felt that the intent should
be honored...especially as the 38th st. plan was approved that night. Also
irritating some commissioners was that the developer can apply for a parking
bonus on a transit corridor--meaning he can put in less parking spots...this
developer chose to exceed the parking spaces, bumbing it up to 1.2. Want
any more details?
Also of interest, the "buildable" lot facing the wetland on Grass Lake was
nixed. Alot of testimony...a victory for a little piece of wetland. The
commission is suggesting that someone try to come up with the money to set
aside this piece of property The shoreline overlay arguments have been
violated right and left this past year, but here is a case that won (Partial
victory but fight isn't over yet:the Landner project between 2 shoreline
overlays of Calhoun and Isles is back at the drawing board)
