How much total RAM does your machine have? Is it on windows or some normal OS?
The properties you provided are configuring OS memory *outside* JVM heap (if on linux) so maybe you configured most of your RAM for MMIO with those, and JVM feels herself aggrieved and squeezed into the narrow framework of what you left to it.
