unless u are a lawyer, you must become a sales person before you can become a RE broker [in most states] technically, there are two categories of licenses in MOST states [some now have only brokers but with different qualifications, to make things more confusing]
the first license is that of salesperson, culturally called an agent. the second license [level?] is that of broker. this person is an agent. we have sales people and agents, by letter of the law culturally we have agents and brokers. [and do not confuse this with Realtors, who are EITHER sales people or agents FIRST and then, they choose to become MEMBERS of NAR.] ----- Original Message ----- From: <[EMAIL PROTECTED]> To: <[EMAIL PROTECTED]> Sent: Friday, September 24, 2004 9:40 AM Subject: [RealEstate] Digest Number 1975 > > There are 15 messages in this issue. > > Topics in this digest: > > 1. But, I have a few months before I can go it alone (if I want to). My business card says "Broker Associate" on it for that reason. I cannot legally act as a broker, UNTIL I have put in 2 years as a Broker Assocaite (Agent). Looking this up in the niversal part of my real estate manuals I find this same type of language. It also resurfaces in the Colorado state manuals. I wonder why Broker is printed on my license and not agent? > > Inga Hicks <[EMAIL PROTECTED]> wrote:I know here in NY you must be an Agent first for 2 years, BEFORE you can > apply for your Brokers License...I like you, would love to be a broker than > an Agent, which I am already...I like the money I make for me! > > > >From: "A. They must be managed by an experienced, or managing broker for (Usually) two years, before they are allowed to work independently. To manage other brokers requires that you have completed a good number of transaction, been an independent or associagter broker for a longer period, and have completed the coursework requisite to management of a real estate business. The start of it all is taking a required number of hours to be able to sit for the broker exam. There are 2 parts to this test the nationwide, or uniform portion is the longer section. then, there is the state part, which is usually more picky. Pass both adn receive a broker's license, which must then hang for 2 years on someone else's office... > > > Stoneridge Properties <[EMAIL PROTECTED]> wrote: > A broker is someone who has the experience and training required by your > state.
