After-all, you're not really trying to go into the apartment management business are you? A duplex, triplex or fourplex are all considered (by lenders) to be in the category of "residential" property rather than "commercial property". If you buy a 5 unit or more then all the rules change and you may have to come up with much more money for a down-payment. Done properly you can buy a small income-producing building easily and with little to no money down. Personally I like buying with NO money down, NO money for closing costs or fix-up and NO money per month. There are ways that you could even use similar strategies to purchase or pay for a single family home (even the one that you're living in now.) There are other creative strategies you could use to get corporate sponsors or 'non-resident "tenants" to pay you enough to cover your entire mortgage or rental payment. You don't even have to ever meet these "tenants" or give them access to your home. There are a number of ways of doing this. One method that I like is to find property in well trafficked R-3 zones neighborhoods then partner with advertising companies for billboard space rental. Advertising agencies charge commercial advertisers as much as $5000 per month for a medium sized billboard! As the property owner you would get a large portion of that amount. You could either partner with existing advertising agencies that specialize in this or you could get the facts to start it for yourself. Another method that I like is to allow a small number of corporate sponsors or individuals to share your mailing address for a monthly fee. Imagine having as few as 40 "clients" paying you from $20 to $40 per month for the right to list your residence address as their 'corporate headquarters' or satellite office. That adds up to $800 to $1600 per month with just 40 clients! There is a reason that they will do this and there is very little that you have to do to set this up. This simple and easy strategy works anywhere but If you live in Wyoming; California; Nevada or about eight other states it would be extremely easy to set this up and find enough clients to pay your rent for you every month very quickly. Using the power of the Internet you could easily find out of state and foreign clients who need a mailing address or a business address in your state or on your particular 'high profile' street. Many companies and individuals will pay you just to use your address because of the peculiar name of the street that you live on. How would you like to live rent-free for a few months by just making a phone call then following up with a simple, brief one page form faxed to your lender or mortgage holder? You can. You can ask for a moratorium of payments as often as once per year and/or for as long as 3 months with NO PAYMENTS DUE! If done properly and if your circumstances and need permits it you could even request and get a moratorium for as long as 6 months to a year. You can do this IF you've been paying your mortgage on time for awhile, if you have a good relationship with the lender, and IF you know and follow the rules and make your request with the right person, the right way at the right time!
