We are a real estate investment, development and property management company looking to acquire distressed wholesale real estate, both commercial and residential. Here are some parameters of what we are looking for: Commercial: Office buildings, mixed use and apartment buildings, cashflowing, greater than 75% occupancy, 90% or less of value. Prefer the West Coast but will look anywhere in the U.S. depending on the deal. Residential: Pretty houses or ugly houses from value of $100K to multi millions (will obviously take longer to close - but we can do them), that we can purchase for 60-70% of appraised value or less. Again prefer West Coast but we will look at viable deals elsewhere in the U.S. Buildable Land: Zoned or Zonable land for residential development. 75% of appraised value or less. Utilities must be at or near property. We will analize on a state by state basis. Programs: We also have programs to help distressed home owners. We can get them quick cash to move on with life or can arrange a JV to acquire a new refinance loan so they can remain in the home providing they have the income to support a new loan. They will not have to qualify. We will only work with the principal or the broker direct to the principal, no broker chains. If you are not direct then get us to the direct and we will pay them and in turn they can pay you per your agreement with them. You know a good deal, so please only send us those. We analize, put together, and close deals quickly using our various resources. If we can't do the deal, we'll tell you within 2 days and will, most likely, refer you to someone who can. Fees are promptly paid from escrow. Please email details for initial review and
