He is looking for properties that do not have a mortgage, and he will close within 90-120 days.and will net over the appraised value. My Israeli/British clients desire income producing properties (including energy based businesses-gas stations) in the more known areas of the country, (Las Vegas, Miami are popular) A/B size cities. In general they desire properties with a high cap rate 9+ and high cash on cash 17+. They would prefer that there is financing in place and that the tenants be high rated plus rental contracts be above 5 years. The price of the properties should be between 10-150 million USD. Equity partnerships are also possibilities.
