I am working with an
investor who is seeking to a purchase a subordinated fee interest in any
commercial property type nationwide. At closing, my investor will net
lease the ground to the real estate purchaser (or back to owner) at an
approximately 9% yield (more or less, depending on the risk of
the particular investment). My investor has $1,500,000 in cash to
spend, therefore, total cost of real estate investment should be between $6 to
$10 million (15 to 25% of the total investment to be allocated to the
ground).
By my
investor agreeing to subordinate his interest in the ground, you (or your
client) should be able to obtain conventional debt financing to purchase
all or (or close to all) the remaining cost of the improvements. Remember, the lender will count the
value of the ground as equity because my investor will agree to subordinate his
position to the lender's newly granted 1st mortgage loan.
The above financing
structure is an excellent way to obtain very high leverage financing to purchase
