I need an investor partner with cash and credit for a $2.8M office property that is 100% occupied and has an NOI of $277,000. This will be a quick flip for $3.45M and will still cap at 8% for the end buyer. I have a lender in place that will lend $2,000,000 on the $2.8M non- recourse @approx. 6% depending on financial statement. We will need to buy out existing pre-payment penalty on existing mortgage ($20K) We will also buy out pre-payment on new $2M loan (1 point)
