I would like to pursue joint ventures with experienced local developers/builders in the major metropolitan areas of USA and Canada. Through this joint venture, I anticipate you and I bringing together the project and the land development expertise that are necessary to be successful in developing properties. Specifically, the local developer will also bring his/her knowledge of local areas and I will put the majority of the required capital through my institutional fund�s resources. However, I maintain the expectation that the local developer will contribute some capital.
