Joe:  its been awhile, what US Government leased buildings have you got.  I have a Buyer with $100M equity to spend and they are hungry for property nationwide.  Please do not rebroadcast this email, I am just asking you what you may have.

I am working with  number of government office buyers.
 
They are looking for:
 
1) U. S. Government Office Buildings:
                              $2 million to $60+ million in range
                              10 years firm remaining on the lease
                               8.25% cap on up
 
2)  U. S., State, and Municipal buildings
                              $3 million to $20 million
                              10 years on lease
                              Will consider multi-tenant including some non-government.
                              Would like Missouri, but will look elsewhere.
 
3) U. S. and State Government Buildings
                              Same requirements as #2, but prefers Southwest.
