We’re
working with a group of investors who are actively buying single and
multi-tenanted office
properties all across the country. Although they’ll go as small as
$10,000,000 for an exceptional property, they prefer to go much larger and
literally have no upper limit. They’ll buy individual buildings or
portfolios. Portfolios can run into the billions of dollars, but the
individual components must still meet the $10,000,000 minimum price. They
buy on the prevailing cap rate for the area in which the properties are located
and do not dicker needlessly over the price. They can pay all cash, even
for multi-billion dollar portfolios, but will assume existing indebtedness if
