Reshawna:  I read with interest your E-mail in which you indicated that you have investment properties available.  To save you from spinning your wheels on projects that my people wouldn’t consider, I’ve put together this “Shopping List” that I hope will be helpful to you.  Although they’re looking for a wide variety of property types, they do have certain restrictions from which they will not deviate.  In all cases, they’ll consider an absolute barebones minimum price of $10,000,000 per location, but they much prefer properties costing many times that price. They will also buy portfolios, but here too, the individual components must each be worth a minimum of $10,000,000.  There is no upper limit.  If you find a portfolio running into the billions of dollars, these people can handle it, and for cash if need be. As for property sizes, the very smallest they’ll even look at is 100,000 s.f., and they’ll go that small only for truly exceptional opportunities, such as a high cap rate or very long-term leases.  For all others, they prefer properties much larger than that. They will not buy land or properties under construction, only leased up, income-producing entities. They operate in all 48 of the lower states, but not in Alaska or Hawaii. They’ll look at Canadian properties on a case-by-case basis, but only for very large investments: $100 MM and up.  No other countries will be considered.  They prefer metropolitan locations, but will be flexible if good properties are available in less-populated areas.  They go with the prevailing cap rate in the areas where the properties are located.  On single-tenant properties, they like a minimum of fifteen years remaining on the lease, exclusive of options. They will go as low as ten years for exceptional properties, but absolutely nothing less.  They also want tenants that have good credit ratings, at least a BBB. On all properties, they buy only on a fee-simple basis, so anything on leased land can not be considered.  Finally, because of their huge size, they’re on the mailing list of just about every major real estate firm in the country, so we can’t send them anything from such companies.  Likewise, anything that’s been posted to the Internet can’t be considered.  I know this narrows down the field substantially, but we have to be realistic about these things.  That much having been said, the types of properties they want, in order of preference, are as follows:   1. Single-tenant office buildings.   2. Multi-tenant office buildings.   3. Shopping centers and malls.   4. Single-tenant industrials.   5. Multi-tenant industrials.   6. Apartment complexes, from class A down to rehabs.  200 units minimum.   7. Hotels and motels: full service and flagged.  200 rooms minimum.   This is obviously the broadest of overviews, but if you have anything that falls within these parameters, there’s an excellent likelihood that we can do something with it.  I'll look forward to hearing from you.
