What I am looking for is down payment, holding costs for an estimated 6 months while fixing up and flipping this property, and fix up costs. The property is a sfr, 4/3, 2500+sf in Phoenix. The asking price is $499,900. Comps for this area have this retailing for $725,000 on the low side after fix up. The realtor I am working with puts the retail value at above $800,000 as it is larger then the next best comp, and there is also a pool that goes with this property. I will be directly working on the fix up, which is mostly cosmetic. If you are interested in being a silent partner, i.e. putting up some money to make more money while doing none of the physical labor and other leg work, get in touch with me asap. This deal will not last long!
