This Company is a project manager and purchasing agent. They manage

construction projects and purchase the Furniture, Fixtures, and
Equipment
(FF&E). They are NOT contractors, vendors, suppliers, interior
designers, or architects. They manage projects and buy FF&E on

of their clients (Hotel/Resort Industry). The Company was founded in
1994. They have been retained on sixty projects and managed and
supervised $80,000,000 of construction work in place, and purchased
$60,000,000 of FF&E. Company has 8-9 employees. Buyer should have
some knowledge of engineering/construction.
As a Project Manager This Company will: Assist Owner in establishing
project goals in terms of design, budget and schedule, Develop optimum
project schedule, Develop project contracting methodology, Assist in
selecting and contracting with consultants, Manage all consultants'
activities, Provide construction estimates, Construct model room,
Receive
and review all invoices; prepare and submit Requests for Payment,
Assist
architect in preparing contract documents, Prepare "Volume 1"
of Project Manual, including Bid Form, construction contract, etc.,
Issue
Invitations to Bid, Conduct pre-bid meeting, Receive bids and recommend
award, Prepare construction contract(s), Assist architect in obtaining
permits, Manage all consultants' activities, Review Purchasing Agent's
purchase orders for accuracy, Provide on-site Owner's Representative;
supervise construction, Receive and review all invoices; prepare and
submit Requests for Payment, Review and negotiate all requests for
additional moneys (change orders), Perform quality and punch
inspections,
Administer final payment and contract close out (lien waivers,
etc.).
The Company's (FF&E) duties are: Assist Owner in establishing
project
goals in terms of FF&E budget and procurement schedule, Assist
Interior Designer ("ID") in establishing cost allocations for
each FF&E item, Perform FF&E quantity take-offs and working
budget, Provide source recommendations to ID, Review ID's
specifications
and drawings, Request bids from vendors, Receive bids and recommend
award, Conduct negotiations with vendors, Issue model room purchase
orders, Supervise installation of model; model room review, Revise
specifications as necessary based on model room review, Issue
production
purchase orders, Receive and review all invoices; submit deposit draw
requests, Track all vendor payments and provide payment analysis
updates,
Order expediting, Shipping status reports, Budget update reports,
International freight forwarding and customs clearance and tracking,
Arrange for freight consolidation, Arrange for warehousing (if
required),
Contract for installation (if requested), Compile fire certificates and
forward to owner.
LOCATION- Northeast
REVENUES- Revenues for the last several years $1.4MM+/-
EBIT/DA- $600,000 (Very Little in Adjustments)
ASKING PRICE- Negotiable... Owner would like to stay for 5 years
