I have spoke with several people on these boards about some Florida pre-construction condo's so I just wanted to let everyone know I heard something on the condo's I told you guys about in NE Florida.  I don't know how many they are going to let me have so I am trying to see who is really interested.  They have a waiting list of about 450 people and they only have 134 units to sell.  The only reason I am getting in on this is because my wife's best friend is the head of their Florida division.  I think these units will sell really well because it is the first 5 star resort condo complex in NE Florida.  They have beach access as well as the PGA tour course, fitness centers, pools w/ swim up bars, chilled towels, H2 Golf carts, plus anything else you would find at a 5 star hotel (it is really ridiculous). Their first phase sold out in 4 hours (they projected 1.5 years) at an open house.  The rest of the 450 people are on their waiting list so none of these units will be on the MLS! 
 
The condo's are going to be priced at $235k to $289,900 for the one bedrooms, & $344,500 to $379,500 for the two bedrooms.  They are limiting the condo's to a maximum of 2 per person.  Completion is expected early first quarter next year.

1 BRs have a $6,000 first deposit due at contract signing and $6,000 second deposit due on last day of rescission period. If you show pre-approval through their preferred lender within the 15 day rescission period, the second deposit can be paid at closing. Same for 2BRs, except it is $8K and $8K.

I'll get more information soon.  They are opening the units to their waiting list on August 23rd, but I will have the opportunity to get my people in a few days before that.  If anyone is interested let me know, I'm going to try to get them to let me have as many as I can sell.  Email me if you have any interest....
