You guys, please cool it, need not be so hostile! Or impatient with the
unprofessionals, they have a space on this planet too, you know. I talk to a
lot of many types every day, if you are in northern Cal, I invite you to my
club, newbies, real estate agents, I don't drive people around but refer
buyers as I am a bad driver, without sense of direction, so I'd rather
partner with someone who can, please see link below, I have been qouted on
CNBC, MSNBC, SF Chron, and bankrate.com. 

Example, I met a buyer who was on the eleventh hour to get his rehab
purchase while working with a loan agent for 9 mos and no delivery, buyer
extended 3 times and I met him ten days before the last extension expires. 

Because all his docs are with the other lender, it took him a while to give
me what I needed to start and close in ten days. Needless to say, we can't
close bec we had 5 days left. He was so sad to give up the deal but I
thought I save it anyway. After the expiration date, I called the listing
agent (who had partnered with her own co-worker as the selling agent) and
asked if I could save the deal how would she feel about it and I still keep
her in it provided she drives and show my buyers to the property? I said I
have the buyers and I can get the funding!

She was so pleased to hear my offer, we three way the owner and she agreed
for me to take over, as the listing agent would be fired anyhow. I will only
take it if owner agreed the listing agent be in the deal! I gave her 2
points, I kept 4 poitn.
In two weeks we closed on more than the asking price, in less than 2 days on
the MLS, the former listing agent I kept in the deal had said, boy Tessie,
she showed the property to more people in less than 3 days compared to the 9
months she had it! 

It is all about relationship, this business is not about houses, it is about
people! 

So you guys shake hands and let's all the professional, that story was a
win-win-win- win scenario, now I gained a friend from another company and we
will work togeher on deals.. 

She hates loans, I love loans, I hate driving people around, she loves
showing people houses!

  Your chime rings but it's out of tune. You may understand the RE market
from your perspective however where you buy cars are NOT a reflection of the
RE market and it's participants.

  I suggest you deal with (trade up to) reputable and knowledgeable Car
sales people. There are many professions with both good and bad
professionals. This is true in ANY industry, yours included.

real estate investing from a real estate agent, you may find one to do that
from, good luck, 90 percent of them have no idea what we do and will be
quick to dismiss us as it interferes with their limited knowledge of real
estate, Generally the busiest brokers in town are not investor's, just good
marketers and someone who has paid there dues in the market and has name
recognition, which ( good for them for achiveing their goals). 

    Maria, as far as buying seller leads spend your money doing your own
marketing, I have tried to buy leads and they all are junk, picked over many
times and sold to many people. get a couple books on marketing and make a
plan. Try the Guerrilla marketing series by Jay Conrad Levinson

    Here is another tip, go to www.nationalreia.com and find your local real
estate club there you can network with like minded people. Real estate
investing can be a springboard to helping you achieve goals and dreams

    Thats all I have to say about that.
