Depending on the project, they will either provide financing or joint

I am acting as this investor's filter. 

They recently completed another successful real estate project and are eager

A New Orleans legislator is making urgent pleas to the media for buses and
gasoline to transport the thousands of people who are still trapped in New
Orleans. On Day 6 there is still apparently no comprehensive plan on the
federal level to transport what people are left living in a city where there
are dead bodies floating in the streets.
For those who want to help the extremely desperate people left trapped in a
city without food and water, many of them poor and elderly, this could
potentially be a method where more people could be evacuated. There are many
organizations and businsses in the public and private sector who have access
to buses and gasoline supplies including corporations, cities and states,
schools and universities, oil companies, wholesalers and distributors, gas
station and convenience store chains, etc. A convoy of emergency vehicles
arrived in New Orleans today from as far away as California so it still
possible for help to arrive in time to save more lives.

Subject: Proposed University Student Housing or Parking Asset Development

We have been  advised that an institutional group is now seeking out
University  student housing development programs,  or proposed University
parking asset  development programs. 
The most relevant fact  pattern is something like the following : 
Fact  Pattern
==========:
 

 
* Essentially, the  finance vehicle is predicated on obtaining a 25 year net
lease from a University  at a rating of A or better.
 
* The vehicle will  provide debt at 100% of all developmental costs for the
student housing----other  than the underlying land , which continues to be
retained and owned by  the University.
 
* The University will  lease the land to the student housing project at $1
per  annum.
 
*At the end of the  lease, the University will have the option to buy back
the student housing  property at $1.
 
* The student housing  property is managed either directly by the University
or its agents-- with the  actual rents independently set by the University
or the managing  agent.
 
* Accordingly, the  implicit rate on in the net lease will be based on a
cost-effective capital  markets rate and will thus afford the opportunity
to "arbitrage""-the  differential revenue streams--- i.e. based on the
prevailing difference  between the true cost of the debt and the actual
student rents to be collected. 
In consequence, the  net effective cost to the University would  be
diminished.
 

 
* The institution  is solely a passive investor--- with no interest in a
development role nor  in creating a management role. 
 
*  So  the net consequence to  the University is in their accessing the
production of more student housing or  parking assets at a cost-effective
rate,  in minimizing the  true net interest cost of the undertaking; in
preserving an important asset under the University's long term  control; and
thus in reducing  the required University capital  outlay.. 
* And for  a borrowing Developer, there is to be a systematized  access to
capital----rather than its "having to re-invent the wheel" with each
undertaking.

Subject: $2,675,000 Sale/Leaseback in Taylor, Texas

NetLeaseX Realty Markets, Inc. is offering for sale an 89 acre development
site for $2,675,000 in Taylor, Texas (a suburb of Austin).  The developer is
selling the property to raise investment capital to build infrastructure to
develop a mixed-use development.  

The purchaser's return on the sale/leaseback will be 9.0% per annum, on a
triple net basis, for a 2 year term.  The developer will have the right to
repurchase the property at any time during the 2 year term for $3,100,000.
Based on a current broker's price opinion, the development is valued at
approximately $5,800,000, thus reducing the purchaser's risk (and possibly
increasing the purchaser's return) in the event that the developer fails to
repurchase the development.  

The developer will establish an escrow account at closing to deposit
$1,490,000 of the sale proceeds to ensure that he reinvests the funds back
into the developement.  The developer will be authorized to draw down the
funds held in escrow to pay for specified development and soft costs.  The
purchaser's return will be 15.8% per annum, on an unleveraged basis, if the
developer repurchases the development at the end of the 2 year option
period.  In the likely event that the developer repurchases the development
earlier than 2 years, the purchaser's return will increase.

First deal jitters


Okay, it is time for your first deal but you are feeling really nervous
about it. The big question is how to conquer your fears. 
Overcoming this fear is a process. You have to break it down into
categories: 

1) Acquire necessary knowledge
2) Identify the opportunity
3) Do your homework on the deal
4) Know that you have the drive and determination to succeed
5) Set your goals
6) Take action (execute) 

Know that knowledge is power. When you posses the appropriate knowledge you
can approach just about anything with the confidence that you will do well
and succeed. Identifying the opportunity is the one thing that everyone in
business has to understand that you cannot do alone. Therefore, you must
surround yourself with good people to help you every step of the way. When
it comes to doing the homework on a deal not only do you want to hear what
the people on your team have to say but you must seek out any and all
suggestions, ideas, or recommendations from wherever you can and analyze
them as best as you can. Although you may be organized and well informed you
will still need the drive and determination to see your plan through. Be
certain that when you set your goals that they are realistic. One of the
things that I have discovered is that some people do not know whether or not
their goals are realistic, this often times comes from a lack of knowledge.
You just cannot read a book, buy a program, or go to a boot camp or seminar
and think you have all the answers. This is a business and like any other
business it takes time and experience to get good at it. One of the people
that I admire the most has to be retired General Colin Powell. He has
written a book called 'My American Journey' and in this book he lists
thirteen rules of life. Here they are, this is great stuff. 

1. It ain't as bad as you think. It will look better in the morning. 
2. Get mad, and then get over it. 
3. Avoid having your ego so close to your position that when your position
falls, your ego goes with it. 
4. It can be done! 
5. Be careful what you choose, You may get it. 
6. Don't let adverse facts stand in the way of a good decision. 
7. You can't make someone else's choice. You shouldn't let someone else make
yours.
8. Check small things. 
9. Share credit. 
10. Remain calm. Be kind. 
11. Have a vision. Be demanding. 
12. Don't take counsel of your fears or naysayers. 
13. Perpetual optimism is a force multiplier.
