Hi all. I am a little more than perplexed! I have a perfectly WONDERFUL home that I must sell. It sits on 27.39 acres, 5 or 6 bedrooms, 4 1/2 baths, all brick cape cod style home w/2 car garage, boat door in the basement, and a detached single car garage, along with a tractor shed, orchard, vegitable garden spot, and wooded rolling land. I have marketed it for the last 4 months in the local papers, the real estate book, mls, etc. to no avail. I have dropped the price from $700k to $468,500. (This is my personal home and yes, I am a realtor.)
Everyone who looks at the house loves it, but they are not able to qualify for the house. Any suggestions or ideas? How do I get the people who qualify to look at this house? I would even consider selling it all to a developer, but I can't seem to locate one in the area interested at this time. According to the county codes, you can build 1 house per 1.88 acres, that's a lot of houses. Even if you took my house, turned it into a clubhouse and built 200k homes, you would make money. However, you could make A LOT of money if you built homes comparable to mine, put them on 5 acre lots and sold them for 3/4 of a million and up. The major thing this home has working against it is the school district is "less than desirable", but the county is taking the right steps to improve that...new school super this year. Besides, most of the money families in the county put their kids in private schools or homeschool. I am getting a little nervous that this house is never going to sell. I can sell other people's homes in no time at all, so why is it so difficult to sell mine? Hey, if you know any buyers who might be interested, please ask them to preview it online.
