Borrower is building his retirement home up in Newberry. He owns 47 acres and the house he is building is in process. he has framework, roofing, sheetrock, subflooring in. running water, electrical fixtures in but no running electricity yet. and septic is in.  this is kind of a small loan, but he has a current loan of $70k on it that was on an ARM. the fixed rate term ended and the loan has gone adjustable. he is wanting to do a rate and term refi on a fixed product.  He was recently divorced, i am getting copies of the settlement and decree but there was a quick claim filed on the property in july.  I dont know about in michigan but that can cause problems in washington.  If there isnt a certificate of occupancy on it, which i don't think there is, we will probably need to have an inspection done and the cert ordered. i am not sure what the cost on that would be.  other than that, borrower has 650-680 fico score, $105k annual income, tons in retirement and very little debt.
