I am not a lawyer so as they say this isn't legal advice just an experienced working thought stream from someone in the industry who has looked into this and you should see a lawyer for legal advice but.....
Unless you are a licensed real estate agent in a state it is illegal for you to be paid for referrals or compensated in any way(including gifts). Thus you will likely not find such a contract in a standardized form and it would be very unlikely that any agent would sign one if you had one drawn up. Even if signed it would be unenforcable in court if you needed to enforce them because they didn't pay you because contracts written to enforce an illegality are unenforcable. In every state I have seen it is illegal for a non licensed person to be compensated in any way for a real estate tranaction. If it wasn't no one would ever get a license. They would all just "refer" for 50%. If it happens it will be because they do it under the table somehow. If the agent is caught it can mean his license and a hefty fine. Sorry to burst your bubble. Now if you have a license in one state most state's will let you do a deal in another state and be paid a referral as long as a person licensed in the other state acts as the primary broker. Many states also make it easier for someone with a license in a neighboring state to get a license or even do business in the nearby state through reciprocity laws but those have been tightened up quite a bit. Also in many states lawyers are exempted from the licensing law and can get paid (probably because they write most laws) so maybe if you are a lawyer you could get paid but if you were a lawyer you probably wouldn't be asking this. I have been a broker in both georgia and california since the 80's with family being brokers in tenneessee and north carolina and florida. These types of laws are pretty universal now around the country. Just go get a license. Then make money referring to those that also have licenses who work real estate full time. Many people do this lucratively while keeping their day job. I would typically pay 10 or 15% of whatever I made as referral fee and would always be happy to get the business so would never cheat another agent out of a referral fee. Also while licensed I once made $15,000 for a phone call to an office space broker in atlanta when I stumbled upon someone needing new office space when my expertise was in selling retail shopping centers. And his was in the office space market. He was happy to pay me the referral for the same reason. I never reminded him and he just sent the check when I had forgotten the whole thing. You can be certain I was eager to send him another referal if I stumbled upon one. Everyone on both sides of the deal likes referrals.
