We have a Catskill Mts. bungalow which has received a few offers, but all wanting to get a mortgage.
Our listing broker tells the prospects that they need to buy for cash as they won't be able to get a mortgage for a fixer-upper that doesn't meet code. I'm sure that it is possible and need to know what to tell her. Property Description: The bungalow occupies a 50 ft. x 120 ft. lot with a nice backyard and deck. It has two bedrooms, a living room, porch and large attic. Space is estimated at 750 sq. ft. It is located two blocks from the lake and one quarter mile from Loch Sheldrake and the Shortline bus to New York Port Authority. Loch Sheldrake is about four miles East of Liberty and eight miles North of Monticello. It was built in 1948 and occupied by my parents, my brother and I for summers until 1993, when I moved to Georgia. My Mom continued to go up there until the late 90s when she moved into an assisted living on Long Island. It has Town of Fallsburg water and sewer and can be winterized for year round use. Taxes are $698 for this year. It does require repairs. The main repair is the leveling of the foundation, which is estimated at about $15,000. The house has held together well according to the inspector. The roof is good except for over the porch and around the exhaust in the attic. There is municipal water and sewer, but you would need an inspection to determine how well the pipes and electric held up. Recently reduced to $50,000 and would consider lower offers.
