To all, I have done some investing in the UK (I am sitting in the UK as I write this) as well has having over 20 years of RE investing experience in the US. As this ad is UK centric and most readers of this mailing list are from the US let me translate a little.
A duplex in the UK means a single residence spanning two floors vertically. A flat would be a unit that was on 1 floor. A tri-plex is 1 unit over 3 floors. Generally speaking a duplex is an up-market floor plan and should command higher demand as a rental or a higher price on a sale. "Fully let' means rented on what is likely to be the standard UK rental contract. Typically 6 months (but it could be longer). There is a national definition for rental contracts. 'Apartment' will mean 'condo' in the US. The UK has very, very few apartment buildings (multi-family structure with 1 title for the whole building). Hence there are 16 separate units with 16 separate titles on offer. Nottingham has a couple of universities as well as some major employers. Capital One's UK/European headquarters are in Nottingham. The city has a new light rail system (under 5 years old).
