special Pre-Construction/Condo Conversion Real Estate Investment Seminar that we
are hosting on Tuesday February 21, 2006 at the Signature Grand in Davie,
Florida. We are expecting approximately 25 developers in attendance that
will be showcasing their projects at this seminar. We will have a trade-show floor exhibit
hall where all 20 developers will have the opportunity to showcase their
properties and take reservation agreements from 4 p.m. until 10 p.m. The exhibit hall can accommodate up to
2,000 guests. We are heavily marketing this special event on the Internet,
television, radio, as well as in print media. We anticipate an overwhelming turnout
and plan to sell several hundred properties the night of the
seminar. In addition to the exhibit hall, there will
be a private showing room where a select handful of our developers will have the
opportunity to demonstrate their10-15 minute power point presentations to
approximately 300-400 registrants at a time, on the hour, from 7 p.m. to10
p.m. By staggering the showing
times of these power point presentations, developers will be able to
continuously sell on the trade show floor, yet still give a full presentation to
all of the registrants in attendance.
Many of our developers have significantly
lowered their required reservation and contract deposit amounts. Some builders
are offering deposits to reserve units as little as $1,000 down. Many of our exhibitors are offering
assignable contracts, which are very desirable to our investors. Also, some of
our developers are offering leaseback programs with guaranteed returns of up to
8%. Several of our exhibitors are
offering discounted pre-public pricing, which is far less than any buyer could
purchase outside of the seminar.
Many of our builders and developers are also offering special mortgage
and title financing incentives to investors that purchase at our event. Many of our developers who have
traditionally required larger deposits of 15%-20% have lowered their deposit
requirements considerably to as little as 5% or less. Many of our builders who currently do
not allow assignment in their contracts, are offering assignable contracts the
