 I may be late on this post, I have access to just about every lender you can find. Lenders offer 100%-107% on your loan request. In order to get the higher loan to value this must be your primary residence. YOur score will qualify you for one of the many programs out there. If you wanted to take advantage of one of the Option Arms which is literally the lowest payment one can have on a loan you will have to split the loan up to an 80/20... YOu would still qualify for any IO program with the 100%. Give me a call would love to go over the request in detail. Fees can be rolled into the rate depending how open minded you are for someone else to receive commissions off the transaction. without charging up front on the origination. Also since this would be a stated loan you will need to understand your loan will subjected to higher pricings... Hope to hear from you soon. I cant promise you 7 days but I can assure you quickness on my part. the ability to close you faster is up to you and the seller and/or their selling agent..... FYI.....It can be closed within days once a full package is received by any lender........
