This morning in M. County Court, there were 170 cases before the 
judge in Landlord Tenant Court for evictions. Many were dismissed, 
but quite a few either defaulted (no show) or both showed.

From the landlord side:

1. Don't rent what you can't afford.
2. If you're boyfriend or girlfriend move in, you should have the 
understanding that:
a)they should be working)
b)they should be paying the rent.

I look in amazement when a women with kids has a guy living with them 
and she tells me - well he's not payig the rent, I am. So i say - 
yea, but he's working, right?

3) Beer is rent money. Skip your beer and pay the rent. Same for xmas 
and flat screen tvs. You don't have the rent money, don't run off and 
get a new tv. Especially if your landlord doesn't have one.

4) Work. Especially if the landlord offers you construction work and 
you tell the landlord you can't pay, well, because there ain't no 
work out there and you have a nice new truck full of tools that look 
like they've never been used. wake up and put those bedroom 
windows in - and pay off your debt.

5) Don't get a pet, especially a large dog that eats $100 worth of 
food a week. That's more then I spend on my own kids. 

6) Turn your heat down. Turn your heat down and close the front door. 

7) Wash more then one thing in your free washer. Hang dry. 

8) Don't get roommates, charge them for their room and pocket the 
rent money...

Another headbanger - a women never married the kids father, but have 
lived together the kids 13 years

THEY run up credit card debt etc under HER name. So now, taking some 
good advice, file bankruptcy for about 50k in debt which cost her 
$2500. Today, she's excited becuase her not-husband cased in an 
annunity that will net about $42k. He's buying a new motorcycle, her 
a used car that she wantsa new flat screen tv... 

And you're in court, the tenant gets a legal aid attorney and the 
landlord - the landlord can't afford an attorney because the tenant 
hasn't paid rent

Hopefully Mr. Obama can do more then stimulate us with money that 
will then likely be pissed away -

Maybe I'll take that $1k and instead of making a payment towards my 
kids schooling that I have to pay for, and say screw it and buy a new 
tv, even though I really don't need it. The old one turns on and off 
and I don't need to see much more detail. I usally fall asleep when I 
turn the tv on anyway.

I find the following quite interesting from Maureen's coverage at 
asburyradio.com :

process that is 
followed in enforcing code in the city, in order to squash several rumors 
going around

Rumors ???  Just drive around town and see all the violations that are far 
worse than 
anything at my home. Has any other property owner been jailed or wiped out 
financially by 
prosecution? Oh - the explanation is - they are trying to help me.

Looks like certain properties/owners are exempt from enforcement and summonses. 
Shouldn't everyone be getting such help ?

I'll be there on the 21st to hear Bill Gray whitewash this.

older landlords (early investments)wiht little debt can provide a nice
return. It's when you overpay for a place and expect your rent to
cover your mortage, taxes, insurance, repairs and vacancy is when you
get screwed. Even more screwed when your tenant simply doesn't pay

The new l-tenant judge said something like ...and there is no law
that says I can tell the landlord to let you live for free...

That;s why some landlords gladly accept housing vouchers. You get

no excuses. The rest you get from the tenant.

that;s why so many homes in ap were chopped up years ago into
multifamily homes - why gt $1k in rent when you get 5k in rent?

There;s pro's on cons on being a landlord. Sometime;s you're also
everyone's parent. people with well paying jobs also feel they don't
have to pay rent. You can have the perfect credit score and be a
terrible tenant.

Whne you get a good tenant (takes care of house, works, pays rent etc)
it's gold.

The real stimulus, apparently AP is going to do it (not sure thow they
expect to ocver the debt) is to reduce property taxes

Wound up at sears this am, and found a closeout, in a box on the floor
( I had to ask the sales guyy - hey waht about this one...) 

reg price was $700, sold it for $314 - gas dryer. new and solid vs
their low end stuff.

Not sure if there still is - but sears used to have a scratch and dent
in lakewood (think they stll do), plus they used to ahve a huge one in
Voorhees. If you hit it right  - you did very well.

I foreget about sears. Almost all our appliances over the years in my
rentals were from sears - or yard sales.

Sears is probably one of the strongest retailers out there - why? Real
Estate. They typically own the land they're on or leased it for years
and years. They got kmart cheap  - they bought because of their real
estate - real low leases - old stores, great highway locations - and
many stores in nj pay about $3 sq fott in rent - about $320,000 year
in rent for the entire store plus their taxes. So look at these places
as what they were and can become a again - a traditional discoiunt
department store - selling tvs, mattresses, applicances etc - all
those things that people run off to circuit city and rest of the
Boxes for. Sears has lands end and many other pieces - plus a huge
database of names and addresses

Werner,

Were you placed in jail due to violations or for not following the court.  I am 
a bit confused becuase I have not heard of some being set due to code on a 
single family residence.  I know if someone does not follow an order, which is 
agreeded upon at a hearing, then they could be sentenced.

Oak -
Interesting point about Sears owning so much land. But I was under 
the impression Sears's strong hold was its electronic payment 
network. I believe they had a system for the electronic exchange of 
money before Visa or Mastercard. I think the network was related to 
its geographic dominance as a chain. I'm trying to remember now if 
the network had something to do with its auto insurance arm, too.
That's how they were able to offer the Discover Card, which 
originally competed against Visa and MasterCard. Not sure if it's 
part of their system now.
However, appliance-wise the product has gone down hill. My ex, 
Jules, bought all his appliances for the 4th Av house in '99 from 
Sears, at my urging of course. ;-( And he had trouble with 
practically every one. Factory defect stuff. The Sears repair guys 
were always there. A nightmare.

I didn't know Cathy was having to sell.
That is a tremendous loss. Maybe it was the hours that got to them. 
As you say, they did maintain great hours, which is key to success 
on that strip. I say this because Cathy always told me they were 
doing pretty well there. 
I bought 90% of my Chrismas gifts there year before last. This last 
Christmas we didn't exchange.
Hey, if the Big Box stores are ailing, it's no wonder...

I hope so, too!  Why didn't you include the Trillion, that H.W. Bush
has already pissed away and Obama is left to clean up?  Have the 750
Billion the Banks and Wall St. have already gotten been accounted for
yet?  Just wondering.

I wasn't comment just about people who rent. I should of clarified it.
The woman who I know who never married the kids father, but lives
together for 14 years, is able to file BK among other things isn't
that uncommon. It's a broken system, across all races and classes.

Men make bad choices as well. Some especially in how they write ):

It's just that some people don't realize or don't care about having a
responsbility to renting OR owning. The new Landlord Tenant judge is
african-american. 

NJ has is actually one of the toughest PRO tenant states. And granted
there are plenty of scum landlords. That's where a town, and those
with vouchers etc, also have the state inspectors on their side to
pressure the landlords. 

The landlord has to pay their bills as well. 
Taxes
mortgage
Maitenance
Insurance
etc.

Again, the judge made a statement before she starts explaining it simply. 

Some landlords are there for a couple hundred $. Others more. Some
even less. 

The system isn't perfect  - far from perfect. And there has been
plenty of money not just at fed bailouts to corps, but plenty ver the
years to numerous programs. 

What's that $85millon year to just ap schools - not a bailout to
property owners in AP? It has to be done and I don't how it can be
done fairly. Life is not fair I was always told - so work hard.

People that abuse the system make it worse for those truly in need. If
you have a rent subsidized house in NYC and you sublet it and pocket
the change - fair or not? IF you rent out a room in a home you get a
voucher for and don't report it - fair or unfair? If you don't pay
your rent, tell your landlord (or bank if you own) go ahead and evict
me and proceed to party in front of that new tv - fair or unfair?

You worked hard and did it right  - so is it fair or unfair? Or is it
the system.

Did you listen to Obama the other day? It's ugly out there if you're
in one of thos positons that is being eliminated or you're competing
against an outside company.

Here's how a company needs less people. Sears pickup - you take your
sales receipt, walk to the pickup area, swipe your receipt or credit
card, and out comes your merchandise. Yea sears makes and made some
shitty appliances. My mother was a good one as was I. They still hae
some crap - but they also sell other brands. I dont recall the
discover/mastercard/visa lawsuit. I don't even know of they even have
a piece of it anymore.

Sears realestate: Sears Holdings also benefits from possessing
substantial  real estate assets.  We have a physical presence in
almost all major communities in the United States.  In addition, we
own a significant number of our larger stores including about 750
Sears Full-line, Kmart and The Great Indoors store locations.  We also
own 10 distribution centers as well as our Home Office campus located
in Hoffman Estates, Illinois.  We believe that these properties are a
substantial benefit to our business.

This is way a few years back Vornado bought I believe 5% of Sears sotck since 
they realized that the real estate was worth more than the value of the 
company.  Sears use to have tough specs for thie products.  When Sears moved 
the Craftsman brand to China, Home Deopt picked up the company to make the 
Ridgid brand tools.

 I foreget about sears. Almost all our appliances over the years in 
my
 rentals were from sears - or yard sales.
 
 Sears is probably one of the strongest retailers out there - why? 
Real
 Estate. They typically own the land they're on or leased it for 
years
 and years. They got kmart cheap - they bought because of their 
real
 estate - real low leases - old stores, great highway locations - 
and
 many stores in nj pay about $3 sq fott in rent - about $320,000 
year
 in rent for the entire store plus their taxes. So look at these 
places
 as what they were and can become a again - a traditional discoiunt
 department store - selling tvs, mattresses, applicances etc - all
 those things that people run off to circuit city and rest of the
 Boxes for. Sears has lands end and many other pieces - plus a 
huge
 database of names and addresses... .

Depends. Like producing 10,000 copies of a newspaper. It cost about
the same as proudcing maybe 8500...

Vornardo (see vornado or two guys in wikipedia) made its money by
redeveloping.utilizing many of the two guys stores.

when kmart was tanking, that's when these people were buying he stock
- for the real estate.

[AsburyPark] Christmas Tree?

I was driving by Stella Marina and noticed that the tree that was
there was gone. Then I realized that it was cut down from it burlap
wrapped base. I had assumed that the tree was bought live to be
replanted, so it was a funny site.

I wasn't going to post anything til i spoke with someone else who
thought it was peculiar. he thought it was stolen which is another
funny story. sorta funny no? I was wondering if anyone else thought
the site was incongruous. or know what the story is.
