[AsburyPark] A Lesson in This?

The Pier Shops at Caesars handing keys to lenders

ATLANTIC CITY — The owner of the upscale shopping mall that juts out over the
ocean in Atlantic City is preparing to hand over the keys to lenders.

The owner of the Pier Shops at Caesars has defaulted on a $135 million loan.

Taubman Centers Inc. now estimates the mall is worth just $52 million. A
Taubman spokeswoman tells The Press of Atlantic City the lender takeover could
be completed by the end of the year.

Analysts believe the lenders will try to sell the property as quickly as
possible rather than operate it themselves.

It opened four years ago, hoping to bring luxury shopping and designer glitz to
a Boardwalk best known for T-shirt and pizza joints.

2010-09-08 Thread oakdorf
 -

A couple things.

1.
The owners are no dummies.

There's plenty of smart money playing with the banks...
I know you gave me $135 million and somehow, you really thought our
projections were good...but guess what - we (and you) goofed - so work with
us...or you can have it

2. By the time you park at caesars and schlep through the casino over the
boardwalk and into the mall - your pretty tired. I can use a golf cart to
make it upstairs for a drink - at places that are barely worth the effort.
Great view - but so does sitting outside CH - or a jetty with a beer and
fishing pole. I have to admit, my wife did buy me a pair of sandals from some
place there that she thought looked good. I still can't figure out where to
wear them.

Meanwhile, the outlet center outside (AC) continues to do pretty good.

A funny thing happened to AC - competition.

[AsburyPark] Fwd: Re Madison Marquette's iPhone app for Asbury Park

2010-09-08 Thread MarioAPNJ
Still, some retail property owners feel that mobile apps are worth the
investment and have pursued their development. Just before Memorial Day
weekend, Madison Marquette, a Washington, D.C.-based firm with a
10.5-million-square-foot portfolio, rolled out an _iPhone app_
(http://itunes.apple.com/us/app/asbury-park/id373462780?mt=8) for Asbury Park,
its 400,000-square-foot
lifestyle center in Asbury Park, N.J. The app gives shoppers updates on
cultural events happening at the property in addition to informing them of
retail sales and providing links to Asbury Park’s _Facebook_
(http://www.facebook.com/TheAsburyParkBoardwalk) and _Twitter_
(http://twitter.com/apboardwalk) pages. Madison Marquette chose Asbury Park
for the roll-out because it
has a large entertainment component and customers benefit from getting
event updates for the center, in addition to using the app to scan for retail
discounts.

Iphone apps are about one percent or less of internet access. Well it depends
on what you are promoting. Apps on mobile devices will. Continue to grow. I
gave up the blackberry. I love the droid. In the near future mobile will
replace the laptop or desk as first point of access to the internet or whatever
it will be called.
