[AsburyPark] Free for the Taking

2013-05-14 Thread asburysteve

I have a full-sized mattress, that has been encased in a bed bug proof
casing.(which i need to keep)

I believe it is firm, but not hard enough for my bad back

I have had it for two years and it is in mint condition( i checked to make
sure)

I also have a steamer and will steam it if anyone has any concerns.

FREE for anyone who wants it. Just pick it up and take it away!

thanks

[AsburyPark] Correction Re: State Inspections

2013-05-14 Thread oakdorf
Thank you Werner - we are both kind of right and wrong...

See the exceptions which should be eliminated anyway. If one unit is owner
occupied, then they change.

It was 1-4 as a rule. Better to own a 3 family or less, then you avoid the
mess.

The real issue is landlords and all property owners having a stake in their
surroundings.
--
Exceptions
Condominiums, Cooperatives, Mutual Housing Corporations. Though the Hotel and
Multiple Dwelling Law provides that multiple dwelling buildings having a
condominium or cooperative or mutual housing corporation form of ownership are
under the Bureau's jurisdiction, the law also exempts sections of such
buildings that: 1) contain not more than four dwelling units, 2) have at least
two exterior walls unattached to any adjoining building section and where
attached, are attached exclusively by fire-resistant rated walls, and 3)
contain dwelling units that are owner-occupied (if both owner- and
non-owner-occupied units are contained therein, only the owner-occupied units
are exempt).

Oak, State registration and inspection is required for buildings with 3 or

[AsburyPark] Re: Randy Thompson for City Council

2013-05-14 Thread oakdorf
not at all. Many landlords aren't exactly so great either. I'm not the world's
best myself. I was just pointing out that given how many times a home is
supposed to be inspected, many things get overlooked for one reason or another
- such as the inspector isn't that comfortable looking around in some homes,
can't get in, just does a drive-by or really isn't qualified.

What's REALLY INSANE, in my opinion is how stupid the programs are - so if a
resident in AP for example is on a voucher from say the Middletown Housing
Authority, the inspector from THAT AUTHORITY comes out and does the initial and
renewal inspection - along with the first time city co and fire inspection.

it's really time to merge the maybe 62 or more different housing authorities in
the state in addition to each county running programs .

If they did then the convention business would suffer...http://www.phada.org/

but it may also save time for people to not have to shop and be put on a list
for housing.

good luck.

 Hi Dave,

I hope that the manner in which I wrote the bullet did not paint landlords as
all problematic and the only responsible party in the issue.

What I want to get across is that WHEN there is an issue of a landlord
(absentee or otherwise) OR a tenant, which is causing poor housing
conditions, then it should be addressed. I am hoping that we as a community
can improve our overall housing stock. This would help quality of life, home
values and possibly rectify some of our nearly 20% vacancy rate.

 Thanks.

On the issue of landlords in the city (and state) - consider that many of
these homes are rent subsidized - meaning that that are SUPPOSED to be
  inspected by:

  The funding source's inspectors YEARLY
   - if state Section 8 - then Monmouth County inspects yearly
   - if another Housing authority voucher, say middletown or long branch,
then they schlep to AP and perform an inspection - yearly.
   - if emergency housing voucher from county, then m county, different
  division.

ONE TIME INSPECTION - prior to issuing a CO (Certificate of Occupancy)

   - city code or health inspection
   - city FD
(Not sure if AP combined this to one)
Most towns require an inspection by Fire and Code/Health dept for a CO -
  along with complete paperwork.

  ADDITIONALLY:

   - STATE INSPECTIONS required for over 4 units

The general rule for inspections fall under the HOUSING QUALITY STANDARDS
(HQS) created by HUD as a guideline for inspectors.
  Found on my website: http://www.rentlaw.com/section8/hqs.htm

  Or on the HUD website.

As a landlord - I've failed for such things as closet door floor bracket
cracked cause the tenant stuffed the closet causing the bracket to break or
tenant's garbage piled 4' deep in the basement ,,, or missing smoke
detectors / light bulbs etc - things that don't normally go missing if your
own home. And I've also passed for things that SHOULD have failed and more
  important

Landlords have to take some responsibility . So do the TENANTS.

  It's not just scummy landlords.

  Good luck Mr.Thomspon.
