Since I've been kind of tracking single family home prices in AP the past 10 years I think this is the lowest inventory. Currently 54 single family homes are in the MLS. At the same time prices given everything else seem to risen again to new levels. I didn't look at what has actually sold the past year just the current ask. So you have to look at ask vs sold. Either way west side and east side.
So what's responsible...you can write a hundred articles and twist it...hurricane sandy, cheap money, cheap houses given the proximity to the ocean, a cool town, investor gambling, istar cleaning up, springwood redevelopment causing westside prices to rise, new York prices too high,large homes appear cheap relativeto neighbors,dedication of owners one by one to rebuild and restore their community. ------------------------------------ Yahoo!
