[BlindHandyMan] Is my house up to code?

Hi,
I am a not so handy house owner and have been an occasional member of
this list for quite some time. I think it is so cool all the stuff you
guys are able to do!

A neighbor was just telling us that she is trying to sell her home and
discovered that it is out of code. Apparently a recent federal housing
code standard was passed and now fanny may and freddy mac won't approve
loans for  buyers to purchase her home. Since our homes are both
A-Frames brought in  as a trailer and put up on blocks I fear that my
home is in the same jeopardy. Where do I have to go to to learn about
housing codes and whether our house passes or fails? I suppose I could
hire an inspector but we just want to be informed we aren't looking to
sell right now so would like to save the money.

We also have a whirlpool front loading washer and a gas dryer.  My wife
loves them.  For a little more money, we got pedestals which bolt to the
machines.  Along with storage drawers, they raise the machines, making them
more convenient to unload.  I called Whirlpool, and they sent braille
overlays for the controls.  Since we've had the machines, our electric bill
has dropped by 20%.

I hope it is alright to mention a brand name. The best rated washer was by
Sears Kenmore, made by Whirlpool. I have the Duet set made by Whirlpool and
I did get them at Sears. The set cost me almost a 1000 for the washer and 6
hundred for the dryer. They are available for less at lowes. Most brands do
make them, just look price, go to the top of the list, check the most
expensive ones and than ask questions..bob

I'd ask your neighbor why her house isn't up to code being that  you 
basically have the same kind of structure.  I'd guess most lenders want the 
structure to be sitting on a foundation.  Good luck.

Hi Dale,

I have a Porter Cable which cost me a lot more like $350 about five years ago. 
I use a number of techniques, like yours, the blade on mine comes out through 
the center of the cutter plate so it is fairly easy to use a ruler or gauge 
from either edge of the boards being cut which also means one can use a block 
to measure either from the end of a board or from the end of one cut to the 
edge of the biscuit cutter.

They recommend though spacing closer to 8 inches and this helps where you want 
to gain good alignment of the boards being joined.

I do sometimes use the tape marking method but more commonly just measure or 
gauge mostly because I can never find the tape when I need it.

Now that I have a biscuit joiner I use it for all sorts of connection, it is 
nice not to have screw holes to fill or cover and it leaves a very nice 
undisturbed surface to finish.

  . I cut one side with the bottom of the biscuit cutter flat on the 
  bench top and the side of it against the square. Then I repeat the 
  process on the other side. The blade is equal distant from both 
  edges of the biscuit cutter.
  If I am needing to add another biscuit, usually I put them about 
  every 15 to 18 inches, I move the square down the boards, clamp in 
  place again and repeat the process.
  By using the table top against the bottom of the biscuit cutter, I 
  know the cuts will be straight into the wood and not angled up or down.

Your local municipal or county authority will have a building inspector or 
inspectors office. They inspect and enforce building codes in your area. They 
will have the information you need or be able to direct you to sources for it.

Be warned, much of this will be very dry and dull reading and some will be 
difficult to understand. There will be residential, business, commercial and 
other categories.

Hi Eileen,

Just to add to what Dale said, you can also call HUD or the FHA, and they 
can direct you to the legislation, and or some downloadable pamphlets you 
can get that will tell you what your building needs to be up to code, 
especially, as it pertains to their programs and your particular area.

As you can imagine, code requirements are different for every part of the 
continental United States, as Florida is subjected to violent winds and 
rain, and parts like Texas and Arizona are subjected to extremely dry 
weather and arid conditions.  Still yet, the northern states are subjected 
to heavy snowfalls and icy conditions that would require ice shields on the 
roof and extra insulation.

Another consideration are the fire codes.  The codes for fire insurance are 
dependant on the type of house you own, for example, if it is fully detached 
or semi-detached, you must have a particular fire barrier between the two 
homes in a semi-detached unit, as opposed to a fully detached unit where the 
likelihood of a spreading fire to a neighbouring house is not as likely.

In any case, there are several codes that you have to think about, not just 
the building codes, but also the fire codes when it comes to building 
requirements.

I should also note that the FHA and HUD also have a mandate that homeowner's 
insurance be purchased for any house that it insures through their programs, 
so if an insurance carrier won't insure you, this goes a long way to getting 
approved for a HUD or FHA loan, so there's another reason your friend may 
not have been approved.

I think the suggestion that was given before about finding out why your 
friend was denied would go a long way to you understanding why she was 
denied and what you have to look forward to, should you require something of 
that nature.

Like I said, you should go straight to the horse's mouth and find out what 
the codes are that they might require.

If you need some numbers to contact them, namely the FHA and HUD, just let 
me know what state you live in, and I might be able to give you a contact 
person you can speak with.

I have had numerous dealings with these two government organizations, and it 
all boils down to who you get to talk to in the office.  Some will know what 
the heck they're doing, and others will just be there because they aren't 
any good at their job, but they can't be let go.  Grin.

Anyway, let us know what you decide or find out, as I'm sure others might 
benefit from your research.

not sure about all states but most when selling make you update it to 
current building codes. Some will let the sell as is go through, but 
even that is iffy.
To find your building code info. Go to your court house or town hall 
of records. Ask them for the current building codes list. That will 
give you a idea of what is now and what was from looking at your house now.
The only way to get around the code upgrade in a sell is to sell to a 
relative. If in the family your not  expected to code up. Only when 
selling to unknown persons or real estate people.

 Lee, you can get the same units with very slight option or control 
changes.  They are the standard height for front loaders.  One of the biggest 
cost factors I have found is caused by color selection.  If a store offers a 
wide color selection of a product, the cost is more across the board for 
everything.
 I installed mine that I have which also saved me some money; but, I let 
them deliver.  The first set they delivered had a smashed box and broken door.
 The drawer unit to mount them higher is really nice since it gives extra 
storage in the laundry right at the units.  I did not get them since I have 
made a storage cabinet over the top and have a TV mounted over the washer.  I 
also mounted a utility sink between the washer and dryer to wash pets and do 
heavy mud from shoes.  The TV helps entertain the natives since I also use this

Eileen, I think Brice has just about covered it about the foundation.  Most of 
those lenders will not provide funds for homes without basements, in flood 
zones and a few other things.  The same applies for veterans loans with low 
interest.  It however will have no effect with regular bank loans.

using special soap.
 So I checked, my Duet HE, they recommend (HE soap) high efficiency soap or 
half of regular soap.  We just use half of what is recommended, so our cost on

Hi,

Up here an ice shield is a strip of material essentially the same as asphalt 
shingles usually thirty inches wide i believe which is run along the roof 
decking at the edge of the eve. When sun or warm conditions cause the snow to 
melt it runs down the roof toward the edge. The eve is not over the heated part 
of the roof so can be cooler causing the water to freeze forming what is called 
an ice dam. This can cause some of the shingles to lift along the edge but the 
ice shield under the shingles protects the roof from water damage beneath the 
shingles. The ice dam can also hold back some of the water at times allowing it 
to lay on the roof and make its way under the shingles.

Just wondering how they work I bin working on my lawnmower and getting a little 
sick of the damn thing and thinking that this electric lawnmower mite be the

My wife has one of these and likes it very much.  Ours is on a stand made of 2 
x 4s and plywood along with a dryer.  The stand is big enough that she can keep 
all the detergents and whatever on it as well, and is probably 18 inches tall.

[BlindHandyMan] are there no plumbers in the group?

tHi all,
tIt seems to me that there are plenty of psychologists on this group and not 
many plumbers.  Of course jenifer can stop this type of thing, and this would 
depend up on where the outside tap/faucet is situated.  If a stand pipe is 
being used, then the easist way is to remove the tap/faucet handle.  In some 
cases you maybe able to do the same as what I recommend below, this is very 
much dependent on whether you can get at the pipe work though, and your own 
skills.  A good plumber would all ways be able to do somethin.  Just wait 
whilst the children are at school.  If the tap/faucet is attached to the 
outside wall of the house, and you can get at the pipe work, from the inside of 
the house, then fit an isolation valve of the type that can only be turned with 
a screw driver from inside your house.  This is a compression joint, and is 
really easy to fit, they are known over here as 180 degree flip valves,.  as 
stated earlier, Just wait until the children are at school and fit
 one, it's amazing to here what they have to say when they try to work out 
what's happened to the interupted water supply.  I have all ways fitted this 
type of valve, and yes children will play with water, it's common knowledge.  
This is common practice in the UK, on all water outlets.  Especially on outside 
taps.

We've had a sears washer and drier set with front loading whasher that's
supposed to use much less water for about 2 years now.
Everything boop and others wsay about this type of machine is true.
The spin, if set on fast, is a bit noisy but otherwise the machine is very 
quite.  Varriable rotation speeds and directions are cool to watch and do a
very good job with less apparrent ware on the cloths.

You don't have to use the so-called "high efficiency" soap with 
this machine but it's reccommended and we think you need less so it may be
less expensive in th long run.

Sonce we're just the two of us, we probably don't see the huge
savings that a larger family would but we think 
it helps.

The controls are knobs with pretty easy to manage settings, I havn't
even bothered to lable them yet but it'd be easy to do.

In two years, no problems at all and we like them fine.

I can't find any kind of turn off valve for this.  Though your post has made me 
think to look at the back of a somewhat over packed closet.  I really need to 
get it uncovered anyway as the hotwater heater is in it.  It is also the 
downstairs coat closet that extends back under the stairs, and I am guilty of 
over filling it.  For now I have gone with removing the handle and as I am 
moving in a couple of months, I do not want to put any money in it.  Though I 
have always been curious about not finding a turn off valve to the outside 
faucet.  It doesn't get that cold to often in Oklahoma, but often enough that 
it is a risk.

depend up on where the outside tap/faucet is situated. If a stand pipe is being 
used, then the easist way is to remove the tap/faucet handle. In some cases you 
maybe able to do the same as what I recommend below, this is very much 
dependent on whether you can get at the pipe work though, and your own skills. 
A good plumber would all ways be able to do somethin. Just wait whilst the 
children are at school. If the tap/faucet is attached to the outside wall of 
the house, and you can get at the pipe work, from the inside of the house, then 
fit an isolation valve of the type that can only be turned with a screw driver 
from inside your house. This is a compression joint, and is really easy to fit, 
they are known over here as 180 degree flip valves,. as stated earlier, Just 
wait until the children are at school and fit
  one, it's amazing to here what they have to say when they try to work out 
what's happened to the interupted water supply. I have all ways fitted this 
type of valve, and yes children will play with water, it's common knowledge. 
This is common practice in the UK, on all water outlets. Especially on outside 
taps.

Pardon my ignorance but If one hires an inspecter just to satisfy their
curiosity, and the inspecter finds things that are out of code even if they
are not a safety hazard but simply a change in code, would you not run the
risk of then having the code enforced at your own expense,  even if you are
not selling?

Your local municipal or county authority will have a building inspector or
inspectors office. They inspect and enforce building codes in your area.
They will have the information you need or be able to direct you to sources
for it.

Be warned, much of this will be very dry and dull reading and some will be
difficult to understand. There will be residential, business, commercial and
other categories.

Hi,
I am a not so handy house owner and have been an occasional member of
this list for quite some time. I think it is so cool all the stuff you
guys are able to do!

A neighbor was just telling us that she is trying to sell her home and
discovered that it is out of code. Apparently a recent federal housing
code standard was passed and now fanny may and freddy mac won't approve
loans for buyers to purchase her home. Since our homes are both
A-Frames brought in as a trailer and put up on blocks I fear that my
home is in the same jeopardy. Where do I have to go to to learn about
housing codes and whether our house passes or fails? I suppose I could
hire an inspector but we just want to be informed we aren't looking to
sell right now so would like to save the money.

Hi all it is Bruce, and I have known of such a problem.  A friend some years 
ago, had his house inspected for some reason I cannot remember, and opened a 
big mess.  They found things that they made him fix, and after all of this, 
he wished he never started it in the first place.  What do they say?

Another nice feature of the front loaders is you can wash your comforters and 
pillows at home without getting them to the laundry mat.

I was the sounding board for a friend when she was buying a front loading set 
last year.  BTW, she is very pleased with hers.  A tip is to price the stands 
at Lows or someplace, because it can sometimes be cheaper to buy it their than 
from the dealer.  Besides it is always good to know how much of a good deal the 
sales person is really offering when they tell you they are giving you 
something.

Now, I have another friend with a theory about the cheaper machines you buy at 
places like Lows and Best Buy.  I would love to hear what you more technical 
guys think about this.  She says that the appliances at the discount stores are 
made with inferior parts that are manufactured in Mexico and China.  That they 
are not the same quality of machine.

Now I think if you are checking model numbers and comparing apples to apples, 
that this is not really an issue.

Oh, and as to the prices on these front loaders coming down any time soon, I do 
not think that is going to happen.  They are not really a new product.  They 
have been manufactured and very popular in Great Britain and Europe for a long 
time.  those folks are, in general, more conscious about water and electric 
usage than we are here.

Not usually a risk if you hire a private inspector. If you call in the code 
building inspector I suppose it could be an issue but usually legacy 
construction is not a problem unless you change ownership or change zoning or 
get a permit to modify it at which point it all must meet code.

I suppose even that might vary with jurisdiction.

  A-Frames brought in as a trailer and put up on blocks I fear that my
  home is in the same jeopardy. Where do I have to go to to learn about
  housing codes and whether our house passes or fails? I suppose I could
  hire an inspector but we just want to be informed we aren't looking to
  sell right now so would like to save the money.

I happily reinstal clothes line. My wife tells me that she is convinced 
that air drying is faster than our dryer.
sounds like the drawer units that go under the washer are to utilize space 
and raise it to confort level. Our oven door is about 3ft high for that 
reason.
Who wants to crawl on the floor to get a steak out of the broiler, 
hahahahah

When you say  Clothes line
I think what you are really talking about is what is called a solar/wind
clothes dryer
They really work good out here in the country. They do take up a bit of
space but the clothes really smell the fresh air when they are done.

[BlindHandyMan] cleaning a computer keyboard

Friends, How are you doing?
I've heard that in order to clean a computer'a keyboard, You may have to 
remove every single key one by one. or can you open the keyboard itself 
without having ot do this?
i'm using or going to use the old canned air. and I'm also hoping to find a 
vacuum to remove any dust. any suggestions?

I love to put my things out on a line.  Though it is not any cheaper to have a 
clothes line than a dryer with the prices they want for them.  I have lived 
places where there was a close line though and I took full advantage of it.

How hard are they to install yourself.  I jus priced the t poles and I seem to 
recall it was about $500 for a set.

Hi Jennifer,

We moved into a house owned by the mine my father managed in Temagami back in 
1962 which had a front loading washer in it and the washer wasn't new then. 
They have been available in North America a very long time.

One significant disadvantage that I am aware of is that if the machine fails 
when loaded with water there isn't usually any option to open the door and 
retrieve your laundry without disassembling enough of the machine to remove a 
hose and drain it down first.

We experienced this inconvenience several times with that old machine and again 
several times with one in a hostal I lived in my first year or so when I was a 
student in London England in 1969-70.

They are very efficient with water use and you should be careful about the sort 
of detergent or soap you use. Foam is a real problem for front loading washers 
because of the action which tends to really trap a lot of air. This makes both 
getting rid of the suds difficult and somehow it seems to play hell on the pump 
systems but I don't know why. They were very strict about what we were allowed 
to use in the Bendex at that hostel because of maintenance issues which were 
frequently blamed on the soap powder used.

My mother-in-law in England has one mounted under a kitchen counter. It 
impressed me with it's quiet operation and convenience. At 82 years of age and 
coming off a recent knee replacement she still seems to manage to get down 
there to load and unload the thing which I thought to be quite an achievement.

Anyway, just to say that these are not new on this side of the pond. One 
feature though that you will sometimes find on European models that I have 
never seen over here is the addition of an electric heater. This permits use 
where there is no hot water supply available, it can be set to heat the water 
before washing if desired. We had one in a twin tub washer/spin dryer when we 
first got married. Fill the tub with water from the tap, in those days it was 
what is known as a gas
geyser mounted on the wall, a sort of early demand water heater but which 
didn't supply hot water very fast. How times change, we used to have to plug 
shillings into the gas meter to buy gas, the original "PayAsYouGo. Although we 
didn't have to buy our electricity that way, we did know people who did. You 
could be sitting there and the lights go off until you plug another coin or two 
into the meter. That is how advanced they were at that time. I expect there is 
still some old tenement housing like that today in more remote places but that 
was West Ealing in 1971-73.

  Another nice feature of the front loaders is you can wash your comforters and 
pillows at home without getting them to the laundry mat.

  I was the sounding board for a friend when she was buying a front loading set 
last year. BTW, she is very pleased with hers. A tip is to price the stands at 
Lows or someplace, because it can sometimes be cheaper to buy it their than 
from the dealer. Besides it is always good to know how much of a good deal the 
sales person is really offering when they tell you they are giving you 
something.

  Now, I have another friend with a theory about the cheaper machines you buy 
at places like Lows and Best Buy. I would love to hear what you more technical 
guys think about this. She says that the appliances at the discount stores are 
made with inferior parts that are manufactured in Mexico and China. That they 
are not the same quality of machine.

  Now I think if you are checking model numbers and comparing apples to apples, 
that this is not really an issue.

  Oh, and as to the prices on these front loaders coming down any time soon, I 
do not think that is going to happen. They are not really a new product. They 
have been manufactured and very popular in Great Britain and Europe for a long 
time. those folks are, in general, more conscious about water and electric 
usage than we are here.

no, we looked into a solar/wind clothes drier, and although the lines were 
the same, the rest of it, including battery back-up and that heavy manual 
made it cost alot 
more than just installing lines myself.
This is why I pride myself in being a back woods do it yourself'er.

Someone was trying to rip you off.  I could make a set of these t-poles for 
less than a hundred dollars.  Or you can buy a set up where you set a pipe 
in the ground with concrete.  Then lower a pole with a square clothes line 
down into it and it opens up like an umbrella..  One of these probably can 
be had for $100 or less.

   We actually have a couple of Jim's for you this week. Yes, both guests on 
both shows are named Jim.
   We did the handyman show on Thursday this week and still did not have a 
quorum. Tom wasn't feeling so well so, He stayed at home and did his part from 
beautiful down town Burk. Our guest is a fellow named Jim Baugh and He lives 
now in Louisville Kentucky. Jim and his wife own a coin operated Laundromat.

[BlindHandyMan] A Fine Pine Finish

A Fine Pine Finish

Easy to work with but tricky to finish, pine has its advantages and 
disadvantages as a wood for building furniture. On the plus side, it's easy 
to find
at most big-box stores, it's relatively inexpensive, and it's easy to shape 
and cut. On the down side, staining it can be somewhat difficult.

Sanding

Sanding is the foundation of any finishing project. While pine is easy to 
sand, it's also easy to damage. The soft wood between the growth rings can 
wear
down quicker than the rings if not sanded correctly. The best method for 
sanding pine is to use a variable-speed randon orbital sander. Set it at the 
lowest
speed and let the sander do the work, without bearing down on the work 
surface. Start with P100-grit sandpaper and work gradually up to P180.

If you're building a piece of furniture from pine, then sand the various 
boards before assembling the project. This will give you easy access to all 
sides
and edges and allow you a comfortable sanding position, i.e. atop a work 
bench. It will also save you from a huge sanding job after assembly, where 
you'll
have to work around corners and tight spaces.

The first step in any finishing job is to sand the surface smooth.

Once the surface is smoothed by the P180, you should complete the job by 
hand sanding. A random orbital sander will inevitably leave tiny, circular 
swirl
marks on the surface of the wood. Hand sanding will remove these. Use 
P180-grit paper on a rubber or other soft-backed sanding block, sanding in 
the direction
of the grain. Cross-grain sanding can easily scratch the pine, leaving marks 
evident on the surface.

So sand with the grain and gradually move up to 220-grit paper to complete 
the job. On curved or milled surfaces use shaped rubber profiles to back the
paper, or create your own backing block that conforms to the shape you're 
sanding.

Because pine is so easy to scratch, it's best to avoid belt sanders or any 
sander set to high speed, because they can get away from you and damage the 
wood.
In the event that you dent or scratch the wood, you can dampen and heat the 
area to raise the wood grain to make a repair. To do this, use a very small
brush to apply a small amount of water to the scratch or dent. Then use a 
hot laundry iron covered with a soft cloth to heat the area, raising the 
wood
grain. Then sand as usual.

Once sanded, clean away any dust with a tack cloth or vacuum cleaner.

Use a tack cloth or vacuum cleaner with soft nozzle to remove the sawdust.

Sealing

Because of its combination of soft and harder wood, pine tends to absorb 
stain at different rates or amounts, which can cause blotching and uneven 
staining.
Pine can also bleed pitch through the finish. To minimize this, it's best to 
seal the wood prior to staining. Sealing will help prevent the softer wood
from absorbing extra stain.

This shelf was sealed with a mixture of denatured alcohol and Zinsser's 
SealCoat.

You can buy manufactured sealers called stain controllers to use as a 
washcoat. Or you can make your own from dewaxed shellac. The washcoat needs 
to be
thin-such as a 1/2-pound cut of shellac-so it doesn't completely seal the 
wood. The washcoat used on the shelf case shown is made of thinned SealCoat 
from
Zinsser. SealCoat comes as a 2-pound cut, so for this purpose it should be 
thinned with denatured alcohol-two parts alcohol to one part SealCoat.

Soak a rag in the washcoat, ring it out, and wipe across the surface of the 
wood. The washcoat is a very thin liquid, so don't slop it around or use a 
brush,
which can cause runs.

The application of the washcoat should be consistent so different areas of 
the wood won't absorb different amounts of stain, resulting in an uneven 
finish.
Once the washcoat is complete, allow it to dry for at least one hour, then 
lightly sand with 220-grit sandpaper.

Apply a light coat of sealer.

For both sanding and sealing, it's always smart to first apply the products 
to a scrap piece of similar wood. This will allow you to examine the results
and fine-tune your product selection or application method to get the 
desired result. In other words, don't experiment on your furniture.

Bear in mind that a seal coat is not absolutely critical, but if applied 
correctly it can result in a more even tone. Without a washcoat, the bands 
of softer
spring wood will absorb more stain, enhancing the contrast on the finished 
wood surface.

Staining

A gel stain was chosen for the shelf case shown. Gel stains are available in 
a variety of tints, and because the product is thick and gelatinous, it 
doesn't
run, making it easy to work with.

For this project, I brushed on a gel stain with a mahogany tint.

After removing any leftover sawdust, apply the gel stain with a foam brush, 
covering about 3 square feet at a time.

Then wipe away excess stain with a clean cloth before the stain has a chance 
to get tacky. Work over the entire piece of furniture in this way. Use a
