[Coworking] Community Revolving Loan Fund - Anyone?
We are thinking of starting a community revolving loan fund. We've checked out a model used by a housing co-op and it appears to be something that would be very useful. It's closely related to crowdfunding except there's an above market interest rate incorporated. Has anyone used this vehicle to fund a coworking space? To really pull off a system like that it would require a good amount of work to make sure the right balances are struck. Also, never underestimate maintenance. As a software guy I love thinking that way, but its' a lot trickier then it might look to get something built, used, and maintained. The system we have is super simple as that is usually the best way to get the best of all worlds. To syndicate your posts, you can repost them to the blog when you find one you particularly want to highlight. It's a little more work on your part, but it's all in place and ready to work right now. Agreed. Aggregators are low signal to noise by design, and would make the blog far less valuable than it being stale very quickly. The curation process I've been going through with coworkingweekly involves getting a lot of noise out in order to expose signal. Don't forget that membership pre-sells can help raise early money too! I don't know how complicated you wanna get but CSI in Toronto set themselves up as a non-profit and sold bonds to raise the money to buy their building. However, if you want to keep things simple and need less than $100,000 then I would try and pre-sell membership or take loans out from members as Alex suggested. I feel like the coworking blog needs to stick around and we just need to make it a higher priority to submit articles to it. I know we are busy and spend a fair amont of time on this Google group, but if each person dedicates themselves to writing one post every two or three months then we could have an insightful post each week or more. Are you using CA as Cali or Cananda? In Canada you do need to charge the sales tax. In Toronto the sales tax was 13% and we had to add it on. That's interesting, Craig. We will eventually set up a hybrid with our community organization set up as a non-profit with 51% ownership in the coworking space.
