Re: [Coworking] Industry Churn

2014-05-16 Thread Glen Ferguson
Since we're the industry, I guess it's up to us to determine "average" by
some means. At Cowork Frederick we're 7%.

[Coworking] Re: Fostering community across multiple locations

2014-05-16 Thread Angel Kwiatkowski
As a person who just opened a second location YESTERDAY I have a lot of
thoughts. In no particular order:

-consider what it will feel like to be pulled in 2 directions (literally).
No matter how many processes you have in place sometimes you just need a
person on the ground to do something. Who knows what it will be. Today,
it's a malfunctioning keyless lock at the new location while I happen to be
at the other and with no car=awesome!

-I intentionally put "cooler" stuff in the new space to encourage our
existing members to try it. It must be working b/c everyone is at the new
location today! We did better wifi equipment, HDMI flat panel tv instead of
a projector and offer more types of seating options in the new space. The
members are bananas about it--in a good way. It's fun to see them lounging
on the couch or working at a group table or a more traditional desk.

-It's important to us to have social events which include the entire
community. Because my spaces are only 2ish miles apart, it's not that
difficult and most would say that Fort Collins is a small town so transit
is easy by bus, bike or car.

-All members (even private office and dedicated desk) people have the
ability to work at the other location AND have access to our entire
community via our online platform.

-I see our biggest challenge moving forward as helping new members get to
know the current members even when they don't see each other that often.

I haven't been able to get any quality industry statistics, mostly because
people aren't tracking figures or aren't willing to share them.

We fell into the former category until recently, but I can happily report that
ours is between 2% and 5% :)

[Coworking] Re: Good Event Ideas

2014-05-16 Thread Steve Bercy
Hi,

I agree with Ramon and I would say that there's no good or bad events :
there's only events that fit to your community.
It could be sports, conference, pitch contests, barcamp, lunchs, etc.

I could have said that when there's a good lunch, it's always more
friendly...but in fact that no would not be the true cause it's is only
true according to my 2 years experience organizing the Martinique
Workatjelly Coworking. My community is not yours.

So I would say : learn from your community to determine the best events
they would involve in and take part in according to their needs
(networking, work, help, etc.)

Hope that will help,

Steve

[Coworking] Re: Cash Flow Projection - Review request?

2014-05-16 Thread Harpreet Singh
Thanks to everyone posting info on this thread. It has been helpful in
planning for our coworking space in Brampton, Ontario. Would anyone be
willing to share their financial projections (mainly, cash flow) to give us
an example to run with? I would be happy to sign an NDA. Any tips and
resources specific to coworking financials would be awesome!

Thanks everyone!

[Coworking] Industry Churn

2014-05-16 Thread Eric Ullrich
Hi All,

Any ideas of industry average on churn rates? I've researched that for
gyms its ~25%. Curious about what people are experiencing at coworking
spaces.
