Some landlords don't get it.  The first place we looked at took 3 months of
negotiation and the guy was throwing all sorts of weird stuff at us like
being worried people would sleep on the couches.  He wanted us to make sure
the place was empty by 8 every night.  We walked away and it was the right
move.  You might have grounds to push back, but you might not want to.

It really sucks that it's going down like this, but a crisis can really
rally and forge a community. Now that you have been open for a few months,
have some good stories, and an identity, it will be easier to find the next
space and they will understand what you are doing so you can avoid this
sort of thing.

It might not seem like it right now, but you are in a really good position.

How much does your community know about the situation? I’d be asking them what 
makes sense for rewards, not us! 




Pre-selling membership is one of the best things you can do (3-6 months of 
prepaid membership can really help build a warchest). But what else do they 
care about? 




It’s easy to overthink crowdfunding in terms of “rewards”, and even cripple 
your fund by needing to “pay out” those rewards in complicated, costly ways 
that take you away from your main community focus. Instead, tune in closer to 
what your community cares about and like Jacob said, use this shitbag 
landlord’s move as a rallying cry to bring people together. 





While not a kickstarter-style crowdfunding effort, I can share how each time 
we’ve needed money beyond our savings for growth we've turned to our community 
rather than a traditional bank financing. In each case, we had members offer us 
loans (amounts ranged from $8k-$30k). 




In ALL cases, we signed a promissory note that said that we would begin paying 
back the loan at a minimum monthly payment starting 1 year from the loan date 
(our conservative projections helped make sure that wasn’t an over-promise. 




But most interestingly was when we talked about what they wanted in return. 
Doing some basic math using standard interest rates of a loan in the hundreds 
or thousands of dollars, the interest earned would be pretty negligible. While 
we could bake that into our payback, we instead offered a conversation with 
that member, asking “Here’s what you’d earn in interest over the payback 
period. Is there something of similar value to you that we can provide instead 
of adding interest to our payments?”




In all cases we agreed to 0% interest, and focused on something that was 
personally valuable to them. All of our supporters were community members who 
had already gotten some value from being a part of the community (their 
business had grown, they’d learned new skills, etc) so they saw growing Indy 
Hall as a way to perpetuate that value and “pay it forward”.




It also helps that I’ve been willing to put some of my own money in at times on 
essentially the same terms. Anything you’d ask of them, ask yourself, is that 
something YOU would do?

Hello from South Philly!

I'm a writer and aspiring magazine editor (www.sosouthphilly.com) who has 
definitely felt the weight of working alone drag down my thinking and 
productivity.

I love the coworking world and I LOVE to share ideas and inspiration and 
encouragement with creatives, techies, entrepreneurs.

I was hoping to start the conversation with other people who are feeling 
the same way. 

So, here's the deal. I found a GREAT, SUPER SUNNY office right at the 
corner of 11th & Morris in South Philly (19148)---One block from the 
legendary (and delicious) PASSYUNK AVENUE. 

At first, I rented just to run my little mag. But as I sat down and 
realized I had a lot of extra space, I thought how it might be a perfect 
co-working and collaborating space. I set up the wifi. I went to IKEA and 
Circle Thrift and bought some basic furnishings (my nesting instinct 
kicking in) and plunked down. 

Because I'm a PR/marketing writer-type by trade, I came up with a name: The 
South Philly Collaborative Work-Space: Where you can work alone, with 
friendly people

I found pictures on fotolia that captured my dreams for such a space. Well, 
because making little websites is a passion of mine, I made this guy:

*But all of this (including the pricing schedule) is just a place 
holder---and the best possible thing would be to find co-workers who want 
to name, furnish, photo this space to suit the group!*

Here are a couple of pics of the space---it's a bit spare...but it will 
grow with the group!!!

The reason I'm reaching out now is to find people who have even more (and 
better) ideas about how to create a great co-working and collaborating 
space.

[Coworking] venue hire/events strategy?

Hi Coworking Community,

I'm wondering if any of you have been successful with using venue 
hire/events as a strategy to bring in potential members? 

Strategy: partner with a company/organisation to deliver events out of your 
space - you supply the venue (and staff & resources to set it up and manage 
it), and the partner brings in the people - ideally a match for the type of 
people who might eventually become members of your space.

Has anyone done this? Curious as to how you've managed to make it work, or 
what challenges you've faced if you couldn't get it working.

It's a long story but I am designing easy to assemble/disassemble rooms 
providing total sound insolation, with integrated ventilation and (special 
acoustic) glass windows.
The 7m3, 50dB high insolation room I'm pricing at 4500-5000$. This is good 
for a drumset for example.
Voice rooms would be around 2m3, at a price around 1000$ I imagine (still 
on the drawing board).
At your entire convenience, tell me what you think of these prices.

This approach has been the closest thing to a marketing strategy that we've 
ever had at The Skiff. :)




We were regulars at a bunch of local (mostly web/tech) community events for a 
couple of years before we started. The organisers of the events were always 
struggling to find venues they could rely on being regularly available while 
also being free of charge. When we took on a space it was natural for us to 
make some of it available to the organisers. We actually started doing that 
before we started thinking of our space as a coworking space.




This approach can quickly become a massive pain if you feel you have to be at 
every event. We decided to effectively make the organisers of the community 
meetups honoury keyholding members. All we asked is that they return the space 
to the way the found it (or better) when they leave. I do make sure that I've 
personally taken some time to get to know the organisers or get recommendations 
from existing members before giving out keys. If that's not possible we ask for 
an existing member to volunteer to host the event.




Most of the community organisers have gone on to become paying members, and 
advocates, of the community of their own accord.




There have been a few late night calls when they forget how to lock up. There 
have also ocasionally been complaints from members that find the space hasn't 
been returned to its usual state. The organisers are always very apologetic and 
quick to learn after getting it wrong once or twice :)




At the begining at least 60% of new members came directly from learning about 
The Skiff through these events. Now it's probably closer to 40% but I think 
that's an indication that we should support a more diverse range of events.

1. I used to run a coworking space so I felt the need to support a local
coworking space.
2. I have little kids at home and a mother-in-law so I need to escape the
house to get any work done.
3. If I am going to plow through 5-8 hours of paperwork, I want to do it
with a comfortable chair, somewhere to store my external monitor, somewhere
to store my extra power adapter for my laptop + an external mouse &
keyboard. My productivity is pretty bad without these things in coffee
shops, the library, etc...
