I got one of our interns (Hamlet) to do some research on this and this is

I'll appreciate it if you could add some more spaces there as you find
them. (Just ask for edit rights and we'll grant them.

About mexico, I know several spaces there as well. Although I think Mexico
is a bit out of scope here (as well as Miami, but he added them anyway)

I may be reading this too late but I'll advice you against it. You want to
have *free* day passes when you open so when other people come they will
see that your space is not empty. That worked marvelously for us. You will
be surprise how many people love it and sign up for the monthly plans even
before the free day passes are over.

Also agreed 100% with Alex, you need to get them to fell like they belong
not charging them a fee. To this day we do that as well. If you are new
stick around enjoy the vibre, wanna pay your day pass sure, we'll take your
cash.

Over here we tried both the paint and vinil stickers. We got a good
contractor to give us a big roll of vinyl and those where very cheap. We
did a whole wall for around 300USD. It's also great because you can print
of top of it. Our events calendar is one big sheet and it looks great. We
pretty much covered every call on that stuff.

I'm also wondering about the chalkboard dust isn't that annoying and gets
everything to be super dirty ?

We are migrating to cobot as we speak and so far it's been good. Their
customer support is great and they have given us a good solution for all
our "quirks" so far. So I'll say that even though it looks a little bit
restricted they are actually very flexible. You just need to learn a bit of
"the cobot way".

Sighly off topic but haven't you all tried to get the landlord to invest in
the coworking space. I know our case was weird as he happens to be very
interested in entrepreneurship and owns a lot of office space.

As for business model we are still trying to set that in stone but we have
three memberships 100,50,25 (fulltime, partime and 1/4) we also get a very
good revenue from events we have both organized by us and plain old
rentals. We still don't have closed offices but there is a demand there we
haven't exploited due to lack of infraestructure. We have plans of
expanding into that soon TM. We also own a small coffeeshop where we sell
snacks and drinks for both the members and other people in the building.

But as I have read in this list it's a lot about your community and what
works

things are going great here. We are around 50-60 members now and growing by

Oren, actually we are not this was the first space
http://pulsocolectivo.com/ However they closed down. They were in part
inspiration for us to open up and well that's a long story but currently we
are the only coworking space in the city. I have heard of one in Jarabacoa
(which is a city in the mountains but I haven't been to it yet)

It's been over 2 months I'm embarrassed but just today I managed to clean

Esta lista normalmente es en ingles y talvez por eso la gente no te haya
respondido. El problema es algo comun con los espacios nuevos. Si revisas
hay muchos posts muy buenos al respecto. El super resumen, aunque te
recomiendo que vayas y los leas es:
- Trata de que siempre haya gente en el espacio. Ten un mes de prueba si
puedes, asi vas a tener gente cuando las primeras personas lleguen.
- Organiza eventos y/o trae a los organizadores de eventos. Son un
excelente trafico de personas un buen ingreso y la mejor forma de darte a
conocer.
- Ten una meta, arma bien tu perfil de miembro y dile a la gente que es lo
que quieren ser.
- Y sobre todo y lo mas importante enfocate en que estas creando una
comunidad y no simplemente una oficina compartida.

We have that same problem here our front door is glass. Our solution is
good and works however it's terrible software. ok not terrible but outdated
well not outdated but I"m a techy so it's bad for me. Anyhow the whole
installation was about 1500USD and the keycards go at about 2-3USD each, we
got 100 so that's like 1200 for the hardware plus installation. I'm sure

- New staffer can greed people by their name cause the software says so and
so logged in.
- You can set access times for everyone
- can grow A LOT. It's what's used in our building (16 stories about 50 or

open.
- Some members leave and never turn down their key which is a lost.
- It's desktop software that works only on windows. Although I just noticed
they have a web something... will look into that.

I love the idea of having three people sign up on your behalf for 24/7
access. We may implement that.

A little bit of our experience regarding security.
For us 24/7 access wasn't a question, our reality is that startups work at
night and on weekends so we are open until late every day. (Hey it's sunday
and we had 4 people here without me, I'm here well reading the list :)
We hand over keycards and explain to people they should clean up after they
leave. There is a part of the space where people drop the stuff that should
stay here over night. Nothing has keys.
We have a lost and found box where everything you don't know goes to.
Got security camara's we barely remember they are there and the moments we
have used them is to find out if someone was here with a friend and didn't
pay for the day pass :p
Keycard access with logs and everything, we use this mostly for billing and
tracking attendance.
We got a label printer and we label pretty much anything that you shouldn't
take home with you. Water bottles, special pens, phone chargers, etc.
Everything else is up for you to use and sometimes take (like swag pens and
stuff)
In contrasts the tower were we are at has the rest of security and the same
keycard access.
We own a small coffeeshop which has a lock because it's outside of the
keycard area however the Coca Cola Machine has no locks and so far we
haven't sense any lost of inventory. Members even store their stuff in it
from time to time and some even grab a soda and when the girl that runs it
comes by pay her for what they grabbed.


Bottomline it's up to what Adam pointed out if your community is composed
of people you trust there is no need to lock down anything.

Sharing a little secret we learned from a previous coworking space and used
in ours. If you go to the kitchen area of IKEA you can buy the full plank
of kitchen counter tops. Then go to the desk area and buy the cheap legs.
Not only you get very cheap tables but they can be easily stacked in case
