property is direct from master developer.

Built Up:  446,491 sq ft
Building:  G + 20
Permission: Residential / Hotel Apartment

OP:AED 550 / sq ft.
SP:OP + Premium 5% (approx. AED 578)

Payment: 10% (approx. AED 25 Million) to Nakheel
5% (approx. AED 12.3 Million) favoring Locus Real
Estate (Managers cheque has to be handed over to Locus before we
proceed for transfer and meeting)

Remarks:

1)   This property is direct from Master Developer and there is no
transfer charges that is applicable here in this deal as this is the
first time the plot has come for sale.

2)   Of the 5% Premium, 3% of the Premium we have to pay to Nakheel
representative, balance 2% of the Premium is our share, we have to
share this between us (You, my 2 contacts with access to Master
Developers office and Me)

3)  This offer is valid for today only, if u have a client, we can go
to Nakheel's office tomorrow to close this deal.
