Tish, your post reminds me of why my horses now live at home.  but I realize
it's not a solution all can manage.




Q Usually you find the fly in the ointment after
you've already moved in.
A- Try to visit several times.  Talk to current boarders about what they
like/dislike about the place.

Q $625 for board, charges extra for
blanketing and just about everything else, and mandates some level of
training
at a minimum cost of $165 per month! 
A -Ouch - maybe you can build a barn with payments like that!

Q  Am I too fussy? 
A - no you aren't not for that kind of dough!
 
Q- Does anyone have tips for how to  approach an owner to get
changes/improvements,
A- never ever ever liston to an owner about what they are GOING to do, or how
great the place WILL be when they do ...  Pretty much what you see is what you
get and if they knew you were coming it's the best it ever will be
 
 Q-or how to find private barns that may not be advertising?
A- you could try putting a "barn wanted" add on Craig's list
