Please find below a small brief about my Direct and Exclusive Warehouses 
complex for Sale;

 

The complex is conveniently located in Dubai Investment Park One (DIP 1), 
Dubai, on the main Jebel Ali Lebbab road – E77, across from Expo 2020 site 
and close to Al Maktoum International Airport.

 

The plot size is about 40,000 square meters (430,000 Sq.ft) leased for 
thirty years (renewable - started in 2004).The built up area is approx. 
302,000 sq.ft.  

The complex consists of eleven workshops/warehouses. 

 

Total rent able square footage is approx.  265,000 sq ft. Two out of the 
eleven workshops are about 41,000 sq ft. each and the other nine workshops 
ranging between 18,000 - 23,000 sq .ft. each.

 

The workshops were built for light & heavy industrial use, supplied with 
sufficient power of 200 plus KW for each warehouse, very strong foundation 
suitable for heavy machinery and high ceiling for big rocks. Additionally 
all workshops come with built-in firefighting system (sprinklers, heat 
detectors and exhaust fans).  Currently very few workshops are available 
for rent in DIP with this type of construction quality, power allocation, 
large area for loading/unloading, location, parking spaces and mezzanine 
floor for offices.  

Currently nine warehouses are rented out and two are vacant. 

 

Workshops maintenance is paid by the tenants as well as DIP sublease 
charges.
