I've moved further in discovering what's wrong.
Samba somehow reports wrong ownership for those files and folders, despite
files belong to me, it reports they  are owned by 
BUILTIN\Administrators, so they appear as read-only due to that reason.


I'm investigating now what did I do wrong.
