Re: [UC] zoning notice at 4716 Cedar

2001-12-03 Thread Neil I. Lifson

Re: 4716 Cedar Ave --The 4700 block of Cedar would be Cedar Park, I think.
If Cedar Park Community Assoc. has a zoning committee, the zoning committee
should review the application and circumstances of the request. (Make sure
the committee chair is aware of the zoning request.) Garden Court
Community Assoc. may also be an interested party, as may other University
City organizations.

You did not say what the current use or zoning is for this house. Does 6
units represent an increase in density? Is it currently a single-family
use? Or, is it currently a 5-unit dwelling, etc.?

If the community assoc. does not have a zoning committee, I urge you and
your nighbors to review this zoning change, together with reps. from the
community assoc'n (or local block assoc'n reps.). If the general opinion
is that you are opposed to an increase in density (which I assume 6 units
represents), then you should organize an opposition: collect signatures of
nearby residents/owners on a petition, take photos, contact the
councilwoman's office, possibly contact other UC organizations, etc.
Then, plan on attending the zoning hearing to present your arguments.

Spruce Hill Community Assoc. regularly oppose increases in density as a
standard policy (in our area). I don't know if other community
associations have such a policy, but it does stand to reason that by not
allowing houses to be further sub-divided, we preserve the architectural,
historical, and aesthetic qualities of our neighborhoods, and maintain
quality of life standards (such as they are).

[UC] zoning notice at 4716 Cedar

2001-12-03 Thread Katharine Costello

6 Family equals up to 18 unrelated people.

18 people, and potentially more if families had kids, would be a very
heavy density for a twin at 47th and Cedar.
Since O'Donnell Real Estate has yet responded, they may be off-list.
Does anyone have their E-mail address to forward Neil Lifson's questions
to them? The Zoning request might even be a change to less density, from
7 families to 6 families. It would be good to know what status quo and
goals are, before worry or protest begins.

The property may be within Two or even Three Community Associations.
I think the South side of Cedar may be the northern boundary of Squirrel
Hill,
the Southern Boundary of Garden Court and
In Mid Cedar Park.
Each organization may have a stake in a density change.

It might benefit the entire list if the Zoning Committees of the
different organizations weighed in with their names, contact information
and goals.

[UC] (no subject)

2001-12-03 Thread BERZINSKY

Greetings!

Does anybody have (to sell) an extra silver toned and crystal doorknob and rosette for a bathroom?  Or a lead to a local place to find one.  We have purchased them in Boston and South Carolina, but not in Philadelphia.

Try
Anastacia's on Bainbridge. . . I've seen a collection of antique hardware
there.  Otherwise, you can probably find something with Crown City
Hardware. . . Ed Donaldson Antique Hardware (on the net) is located in this
general area and has an extensive collection of hardware. . . good
luck!

Hello, I am Gary Hatfield, the new zoning chair at Garden Court Community
Association. Garden Court supports the neighbors on zoning issues.
I have learned from Ernie Waugh, block leader, that there is significant
opposition to this change on the block. Apparently, the property
at 4716 Cedar is now zoned for 3 families, and the application is
to increase this to six. Garden Court will suppport the neighbors
in their opposition. Neighborhood residents who oppose the change
should consider attending the hearing in front of the Zoning Board,
this Wed, Dec. 5, at 5pm, at 1515 Arch Street, 18th floor.
