[UC-Announce] NEW healing and creative arts space

I'm extremely excited to announce that our new healing and creative
arts center, at 4522 Baltimore Ave, is opening next week!

Our mission is to foster wellness and community through healing and
creative arts.  With a 5,000 sq ft healing and creative arts space we
are able to offer yoga, pilates, healing, creative arts, and lots of
family and community programming, offering an experience and service
unlike any other in the Philadelphia area.

We have all kinds of fun things in store, starting next week!  Here
are a few highlights:

around 6 PM, the mailslots on the 4400 block of Chestnut, south side,
were stuffed with copies of a flyer which read as follows (and, yes,
this is an exact reproduction of the layout, punctuation, etc.)

There are a number of things wrong here...



1) This is barely 24 hours notice for a meeting. That's hardly what I call

a competent attempt to get community involvement and/or support.? As we

all know, everyone in West Philly has a 9-5 day job and the ability to 

re-arrange their schedules on minimal notice. It sounds to me as if this is

a quick-and-dirty way to let the MAP later claim that they tried to involve

the community...but nobody came to our meetings!



2) Neighbors on Sansom St. tell me that they did not receive the notice.

People without mail-slots didn't receive the notice.



3) Unclear identification of the meeting's sponsor (MAP implies that it's

the Mural Arts Program, but only attendees will know for sure)



4) The original plan to create a mural was to cover only those portions of the 
wall 

(on 44th Street) that already had the brickwork painted over. My next-door 

neighbor tells me that this has been revised, w/o any real notice, to putting up

a mural that will run from ground level to roof height. The building in question

is one of the two remaining corner structures from the combined Chestnut/Sansom

block that was erected by Dr. Weightman -- as in Weightman Hall at Penn, yep -- 
back

in 1870. The portion of the brickwork that is unpainted includes such distinct

architectural features as the use of multiple colors of bricks to clearly 
define the

stringcourse and stepped/cantilevered brickwork just below the roofline. A 
full-height

mural will obscure these key features...and, should a later owner want to 
restore

the brickwork, will also make it much harder to do so.



5) The last anyone I know had heard -- back in the spring -- this mural project

had been shelved. Apparently, they've dosed it with zombie dust and revived it

again just in time for Hallowe'en.



6) When the folks from MAP were holding an outdoor info session at the mural

site last spring -- again, with only minimal notice to the community -- we were 
told

that the mural would have Ethiopian themes and styling, since the building 
houses

the Ethopian Community Center. With its usual thoroughgoing approach to 
research,

MAP has failed to notice that the building has since been put up for sale, 
though 

the Center remains in place for now. (I've only seen it in use a few times, but 
that

may be due to my own schedule, not the Center's.) They've also failed to notice

that Moya, the Ethiopian cafe that once occupied the rear of the building and 

which they cited as another reason for the Ethiopian theme, has been closed

for several months now.



7) At that same outdoor info session, I pointed out to MAP director Jane Golden

that the building had been in use by the Center for only a few years, and that 
it

had previously been the home of Milner's pharmacy -- a community-based, 

family-owned West Philly business that had been driven into the ground by big-

box pharmacy chains. I also pointed out that Dr. Weightman, who'd erected the

building, was himself a pharmacist. I then asked why the mural wasn't going to 

be about the history of pharmacy in West Philly, which is the home of USP, one

of the nation's oldest and best pharmacy colleges. The answer I got was

vague, but indicated that MAP was trolling for support among ethnic communities

in hopes of getting increased funding.



8) The layout of the flyer is a sad and depressing demonstration of how little

the MAP staff knows about rudimentary design principles. Would you trust

them with YOUR building?



9) Last, but far from least, it remains a violation of Federal law -- albeit a 
seldom-

enforced one -- for anyone other than a USPS employee to put anything in a

mailbox or through a mail slot. The MAP folks used this methodology to 

announce their session last spring, and I pointed this out to Ms. Golden last 
spring,

too, along with the fact that her staff were also ignoring Circular-Free 
Property

stickers. I was informed that it was too expensive and time-consuming to use

any other method of notification. (I'm always happy to learn that our City 

agencies are not restricted by mere laws, aren't you?)

your committeeperson, etc.

three stores on the SE corner of 45th  Locust. Not much detail.

A zoning notice has been posted on the Locust Street side of what used to  be
three stores on the SE corner of 45th  Locust. Not much detail.


Rumor has it that the Other Green Line, currently located on the 4300 
block of Locust, will be moving to this space.


I noticed that when they cleaned out the storefront units, they knocked 
holes in the units' walls so you can walk between them on the inside.  If 
the rumor is true, it looks like the OGL's new space will be a lot bigger 
than its current location next to the laundromat.


I'm not sure why a cafe would need a zoning variance though.  Is it so 
they can prepare food inside?

[UC] Clean House and Help others

I have been made aware of two 
needs / opportunities

1. A couple, International Researchers, arrived in Philly and had to
settle for an unfurnished apartment.
The lease came with a requirement to protect wood floors with carpet or
desk chair mats.
If any neighbors are ready, willing and able to donate (or sell cheaply),
any decent furniture or furnishings please reply off list.
I have already found them a Dining Room Set and dishes.

Needed are lightly used
Carpets (small, large, runners and even bath mats)
a Bed (prefer Full or Queen),
maybe a small (portable) sofa or love seat.
One claims cat allergies, so they prefer items to come from a cat free
home.

Useful might be:
Blender, Mixer, better pots.
Please reply off list.


2. St. Francis de Sales will be holding its Back-To-School Flea Market in
early October.
This event is so much fun, and often so rewarding, that it deserves (and
will get) its own post.
But meanwhile, anticipate:
Clearing out your clutter
Restocking with super bargains
Having fun, with neighbors, in the Filene's Basement atmosphere

in the architecturally spectacular SFDS school hall
Eating Bill Mellete's outstanding Chili and 
Churchlady (and some Churchguy) cakes and cookies
Supporting very worthy (and often needy) students.

I think Penn owns the Walnut St. and 40th St. properties. I don't  
know about the Sansom St. shops. They have some character so It seems  
unlikely Penn owns the buildings. They wouldn't have left La Terrasse  
sit empty fort so long, either.


If the Penn real estate folks are reading this: TLA Video and an  
Apple Store, please!! Then I will forgive you for closing Tony  
Luke's. And don't close the lobby of the 30th St. Post Office to the  
public! (I don't know if this is supposed to happen but they are  
leasing the office space in the building to the IRS.)

Most (all?) of the businesses on Sansom St. between 34th  36th  
are at least independent and would qualify, I think. Campus Copy  
Center and Modern Eye. The Last Word, The Natural Shoe Store, The  
Greek Lady, The Marvelous, Smokey Joe's, Video Library and several  
others in the 40th St. area, also. Unless he means places like  
Hoops. There aren't really any of those.

this is all pretty interesting, how the term 'mom and pop' 
can mean different things to different people -- anything 
from a food cart, to upscale places like modern eye and 
white dog, to non-upscale places like greek lady or last 
word, to franchised chains like metropolitan bakery or bucks 
county coffee or 7-11...

'non-upscale', 'non-chain', and to imply that they were the 
established norm that needed 'mixing in' with:

I was kind of hoping nobody would point that out...

I work near there and  patronize the 34th and Walnut Starbucks fairly
regularly.  I suspect I wouldn't use the 34th and Chestnut one because
I am for vague, unsupportable ideological reasons opposed to the
ridiculous prices at the apartment building it's in.  (That, and the
one on Chestnut's a block further out of my way.)

If by 'on campus' we mean 'on Penn-owned property' (which would include 
much, but not all, of the 40th St. strip, for instance), then, by 
definition, yes, all Penn's commercial tenants are lessees of Penn. That 
is equally true of 'mom and pops' and of 'giant retail chains'.


Penn, like any owner of multiple rental spaces which it lets out, has 
broad powers to dream of, and negotiate for, the 'mix' of its commercial 
tenants it desires. Indeed, it would be rare for any such owner not to 
try to plan a mix that works best for it. That's what shopping malls are 
all about: the mix. They don't just throw up a parking lot and see which 
retailers want to rent there. The owner has its wishlist; and other 
lessees have their wishlists as well, which they communicate to the 
owner, with greater or lesser degrees of control.


It's a necessarily fluid, multipartite business situation. There is no 
guarantee that any party will get what it wants and no requirement for 
anybody's plan or strategy to endure beyond the terms of whatever 
contract is signed.

It has the look of track work.  I suspect total replacement.
There is a construction trailer on 45th at Chester, and there was a public 
meeting on Tuesday which I did not attend.
I get the impression that SEPTA does not plan to reinstall the belgian 
blocks, but I could be wrong, since I did not attend the meeting.
I expect that they will install the new, seamless track like on Baltimore 
Ave.
This is a much quieter system, except when people park on the tracks; the 
horns are the same.


The big question that I have is whether this project is being coordinated 
with the Water Department in respect to the problematic drain at the dip 
between 43rd and 45th which fills up when it rains and floods into Clark 
Park.

For some reason that one doesn't show up on the Starbucks store
locator (http://www.starbucks.com/retail/locator/) but the one in
UPenn's 1920 Commons (38th and Locust) does.  Does anybody know what
the difference is?

Since it's right on the corner by us, I just went over and had a look at the
zoning notice.

It's for a Daniel Thut for an eat in/take out establishment with live
entertainment  - oh joy, just what we need on this corner to compete with
the bands Upstairs at Abysinnia (sp?) and the Watusi - their karaoke nights
can get really loud.  Along with this - retail space for selling magazines,
cards, gifts etc.

The last I'd heard was the person who bought the property is keeping the
house part as is - apartments and was putting a Vietnamese restaurant on
the ground floor.

Isabel,

Because of some kind of complex contractual issues, I think it's actually
operated through the company that does all of Drexel's other food/dining
services.  I know that, unlike other Starbucks, the employees are not allow
to solicit tips.

Otherwise, same overpriced coffee and pretentious product names.  But it
does taste good!

Would the rest of us be interested?

I've a 12 year old daughter who goes to school from a stop in that
stretch--so what I want to know is will the trolleys keep running via
Chestnut, or will they be re-routed via Woodland, which would mean she
should get on at 49th, instead of 47th?  (I already get on at 49th, so I'm
not too concerned!)

[UC] Washing Machine Repair

I searched the archives but didn't find anything. 
 
Can anyone recommend an appliance repair person/company to fix a washing 
machine? Everything seems to be working fine except the spin cycle so I am left 
with soaking wet yet clean clothes.

The news I got, from someone who was there, was that SEPTA hasn't really

permission... and didn't get it, so they now assert that they don't need 
permissions from the city. There aren't any plans to repair the drainage 
there. Also, portions of Chester are designated an historic streetscape, 
but the Philly Historical Commission's opposed SEPTA's repairs; SEPTA 
apparently isn't planning on replacing the Belgian block. According to 
people who were there, SEPTA did apply for permission from


This ain't great for all kinds of reasons. At root, the idea of 
repairing a street without repairing the flooding and drainage stuff 
underneath it is, frankly, deranged. As far as the park is concerned, 
there's a big problem with not consulting with the city, Rec, or even 
the stalwart FoCP, as we're planning a rebuild of Park A-- and we'd like 
to coordinate the paths with the street and Park B's access points. (The 
Belgian block is nice, but its real benefit is that it encourages 
traffic to slow down... making the area safer for pedestrians crossing 
between the parks.)


Apparently Jim Roebuck's not happy about this, and there's some effort 
among several agencies and groups to get an injunction against the 
project until these issues are resolved.

Not really tenants don't belong to their landlord. It's the ground 
and the buildings that belong to Penn. Penn has the right to wish for a 
particular mix of tenants and the power to try to wangle it.  It may or 
may not work, depending on the marketplace and on Penn's competency. And 
its wishes may or may not be a good idea.


Off campus, it's a different matter.

For the short term check your lid.
The Spin cycle will not work unless the machine recognizes the lid as
closed.
There might be a slot on the machine side and a 'male' part on the other
side.
Make sure the slot is not clotted with lint or soap.

If you can't make it work with some cleaning than call

Norman is the best appliance guy in the business.
He likes an audience and can teach you a lot if you hang around during
the repair.

In the short term, you can fool the machine into believing the lid is
closed, by stuffing something in the slot.
But a proper repair will eliminate the risks that might accrue from the
spin cycle running with the lid open.
(Splashing, injury to pets, kids, etc.)
