Daytime - you need OFFICE WORKERS in downtown during the day. 10 people walking around isn't enough. Take Dan's idea and if he has someone, rework muni plaza with CITY Office, BOE Offices (neat in the same place), retail and OFFICE space. 3. NATIONAL retail. IF there is one retailer or lunch guy in AP that doesn't want a national retailer in, then they need a better idea. One retailer could do more for marketing the business district then Jewell or any marketing would be able to do. Now the question would be "where could they go??" Well, it's a shame Raff's is where it is. So it will be up to MM to make it work -all the way into cookman. That includes Wesley Phase II/III to fill in the gap. That should be done now, during the "slump" to bring cookman and wesley together. If it means removing the M&K and Phoneix, then let her go. Plant grass and mulch it or fence it off.
