So what drove AP to where it was today?

1. Ever since Bradley first envisioned HIS Asbury Park, redevelopment,
corruption and greed plagued Asbury Park, just as it does almost every other
piece of land. This is America and we are capaitalists - most people like to
have money and some, even more money and more power.

2. In the 70's in AP, was the the begginning of the end of the boardwalk most
of us think we knew. Fact is, it WASN'T the boardwalk people THEN knew. No
class they said. Someday they said. We need to redevelop - therefore you got
round 1 with vcaccaro and caberretta...

 - and then, with HOPE, there was real estate speculators and old timers who
ran for the hills

3. 28 years later there was HOPE again with grand plans with Asbury Partners
who didn't know a shovel from a hammer -
- and then, with HOPE, there was real estate speculators and old timers who ran
for the hills - and the time was right, armed with a book like "how to buy and
flip a house" a whole new round of speculators came in BUT THIS TIME there were
a few who REALLY beleived and where else were you able to still find a
"BARGAIN" if you had the balls.

THIS TIME, shit actaully got done to houses - and same did it and ran with the
rising prices.

REAL ESTATE like it or not, drives recovery as well as failure. Failure is
caused by people who don't give a shit about their neighbor, town, kids or
community - or a city filled with corruption "hey look over there..." and
mismanagement for 50 years.

If you don't think real estate and those who may have visted, heard or ate in
Asbury even once and fell for something - walk down the street and thank your
neighbor for fixing up what might of been a piece of shit near condemened house.

AP still has a long way to go - and it won't be in my lifetime or yours.

Enjoy it for what it is and thank every person that visits and pisses away
their money - for without it, you are screwed.
