I just caught up with last Sunday's paper and noticed two articles about topics frequently discussed here:  Long Branch's Pier Village and boardwalk amusements.  Opening paragraphs follow, with links to the complete articles.  I believe articles are free for seven days only; if you can't access them, private me and I'll copy / paste and send to you.

Ocean View Interrupted by Fine Food and Drink

FOR anyone who hasn’t visited the Long Branch oceanfront lately, the reaction to the new community called Pier Village can only be open-mouthed astonishment. The sad features that defined this place not so long ago — the tumbledown housing, the abandoned pier, the defunct and rat-infested water slide — are gone, magically replaced by what looks like the set of “The Truman Show.”

(...cash-fueled activity  and Avenue --   Casual but coiffed. Young, spirited staff, sometimes amiably confused... parking comment)

A Staple of the Jersey Shore Could Be Headed Toward Oblivion

Seaside Park, N.J.

WITH parcels of real estate with 50 feet of ocean frontage selling for more than $1 million, owners of such gold mines are finding it harder to resist the lure of the residential market, even if that means taking away a defining entity of the Jersey Shore: the boardwalk amusement park.

Earlier this month, Seaside Park’s Borough Council heard a proposal to turn the 77-year-old Funtown Amusement Pier into three- and four-bedroom condominium units jutting out over the ocean and costing between $800,000 and $1.9 million each....

“We don’t see any future in the ride business,” said Mr. Ricci. “The land is becoming too valuable to leave as amusements.”

(the shore experience ... loss of a tradition...)
