Don't do a free months rent. Try just reducing by 950/12 = $80 month
so you're at $870 month. That will put you a bit less then everyone
lese for your area.
For each month you lose $870 month, it's the same as getting
950/month. for 1 year.
Also, most people live month to month - so they still might not be
able to afford $950 month.
As for summer rentals you would have to wait and see - could you get
$5k maybe not yet, depends again ont he competion. You can rent the
Diplomat in Long Branchin the summer on the beach in west end for $5k
or less.
You can also call Monmouth Country Social services and they would be
able to place someone who needs to get back on their feet - they
fund them for 18 months or Section 8 tenants.
See there's a few in MLS for that building.
Like you said, you don't want to continue to feed it.
